Inside Scoop: Nike opens, new brewery makes waves, Natural Grocers & more!

There’s a lot going on around Denver’s Central Park these days! 

As a co-owner of Focus Real Estate, I track the latest business news around the neighborhood. We’re continuing our tradition of featuring local businesses on the Scoop. Next Door has exciting changes

Before we dive in, since this is our first business update of 2023, I wanted to quickly pause on how the Scoop and Focus did in 2022:

SECOND DAWN BREWING OPENING TOMORROW

A new brewery is opening a block away from Stanley Marketplace on Friday (2/17).

I love the story behind the new Second Dawn Brewing. Here’s how the brewery went from idea to reality with owners Ross and Amy:

“[During the pandemic] Ross and Amy started walking daily to maintain sanity, the idea of living the ultimate dream of owning and operating a brewery began to come into focus. The hunt for a great space began, and the future Second Dawn location was found in an auto body repair shop in North Aurora, one block away from the Stanley Marketplace. A couple of years and a complete renovation later, the dream is real and doors are opening in February 2023.”

Ross has a degree from the UC Davis Master Brewers Program in California and worked at New Belgium Brewing for over a decade, so we’re excited to try Ross’ new brews. Second Dawn’s hours are Tuesday through Sunday from 11 am until 9 pm.

D BAR NOW OPEN OFF QUEBEC

D Bar is Denver’s popular dessert-focused restaurant

Denver’s favorite dessert-focused restaurant, D Bar, is officially open at 7302 E. 29th Ave.

Rebecca Fawcett on our team visited last week during its soft opening. When she stopped by, along with delicious treats there were grab-and-go items available as well as coffee, tea, and other beverages.

Here at the Scoop we’ve heard more improvements are in the works, like a bar railing inside and a patio outside. Also, D Bar will serve a light menu once they are further along (right now grab-and-go is available).

The “d” in D Bar stands for drinks, dining, and dessert. The new D Bar is located in the 29th Ave Town Center off Quebec. Welcome to the neighborhood, D Bar!

NEW DAYCARE COMING?

Here at the Scoop we’ve been hearing rumors about a new daycare facility opening in Northfield.

The new daycare could be opening in the new Runway 35 North development where In-N-Out, Raising Cane’s, and more are opening soon. (See below for more on other businesses moving in north of I-70).

So which daycare might be moving in? Though we don’t have official confirmation, while doing diligence with the City and County of Denver we found this publicly-available information about a daycare that might go in at 4535 N. Central Park Blvd:

“Construction of The Gardener School located on Lot 12 (SWC) of the Runway 35 North Subdivision. The Project is anticipated to consist of a two-story day care center with approximately 17,790 SF total (8,895 SF footprint) with associated playground, parking, utility services, and landscaping.”

The Gardner School has two locations in Colorado according to its website, as well as locations in other states. One Colorado location is in the DTC, and the other is on Colorado Blvd.

The Gardner School website has this to say about the school:

“Well-implemented, evidence-based curriculum is something we’ve been committed to since our foundation. Our diverse selection of researched-based curriculums allow every class to build upon the previous age groups’ learning by reviewing and scaffolding concepts and making connections in new ways through hands-on experience. This creates an environment for children to thrive academically, emotionally, and socially.”

FRIEND ASSEMBLY A HIT AT STANLEY

Friend Assembly at Stanley Marketplace

Kailee Ackerman of the Scoop recently stopped by Friend Assembly, a newer business at Stanley Marketplace, to check it out. You can check out Kailee’s video here.

Friend Assembly is a boutique gift shop and make-your-own pottery studio located next to Semion Barbershop on the second floor of the Stanley Marketplace.

In addition to open studio time, Friend Assembly offers adult and kid hand-building classes, wheel throwing workshops, guest artist classes, private/birthday parties, and more!

NATURAL GROCERS NOW OPEN

Natural Grocers opened January 7th

Natural Grocers is now open at MLK, Jr. Blvd and Central Park Blvd. Hours are Monday – Saturday 8:30 am-8:36 pm and Sunday 9:00 am-7:35 pm. The address is 3165 N. Central Park Blvd, Denver, Colorado 80238.

NIKE STORE OPENS TODAY

Nike opened today

The long-awaited Nike Store opened today (February 16th) in The Shops at Northfield. Joe on our team stopped by this morning and snapped a few pictures.

LIFETIME WINDOWS EXPANDS

In mid-2022 Lifetime Windows leased over 43,000 sqft in the Central Park Business Center. The facility is located close to the QuikTrip, Fuzzy’s Tacos, and Urban Air on Central Park Blvd at at 9325 E. 40th Ave.

According to BusinessDen.com, Lifetime Windows is expanding and is planning to lease an additional 22,800 sqft.

Lifetime Windows has grown since 2009 and now is a $65 million corporation with over 75 employees and three markets.

IN-N-OUT?  SCL HEALTH?

Temporary signs are up at SCL Health

One of the largest new developments along I-70 has several new businesses that could soon open.  Runway 35 North is located at the corner of 46th and Central Park Blvd, next to I-70.

Who exactly is moving in? Here’s what we’ve heard:

  • In-N-Out
  • Chili’s
  • Raising Cane’s
  • PNC Bank
  • Go Church
  • Superstar Car Wash
  • Fairfield by Marriott Inn and Suites
  • SCL Health Medical Group
  • Daycare (perhaps the Gardner School)

If you’ve driven by Runway 35 North, you may have noticed that In-N-Out appears to be close to completion. Signs aren’t up yet but the exterior to the building looks ready, landscaping is in, and even EV chargers appear ready to go.

SCL Health has a temporary sign up. Some furniture is in and the facility looks close to opening.

Raising Cane’s has permanent signs up and also looks ready to go!

An early site plan for Runway 35 North included 11 commercial lots total:  3 drive-thru restaurants, 2 sit-down restaurants, 1 daycare, 1 church, 1 hotel (though this likely will not be a hotel, based on what we’re hearing), 1 medical building, 1 ~30,000 sqft retail tenant, and 1 bank.

There’s another development on the south side of I-70 called Runway 35 South that’s under construction. Quick teaser – but Wendy’s and Cracker Barrel are two new restaurants likely moving in. 

We’ll update everyone on other potential tenants for Runway 35 South soon.

NEW CAR DEALERSHIP COMING? TESLA PERHAPS?

Speaking of Runway 35 North, another rumor the Scoop looked into is the possibility of a car dealership opening in Northfield. Some of the rumors involve a Tesla store and service center, though so far we have no indication whether that’s correct or not.

We did some digging, and according to publicly-accessible information with the City and County of Denver, here’s what the City noted could be going into Runway 35 North at 4535 N. Central Park Blvd:

Construction of a new 30,401 sqft full service automobile dealership and service center, and associated site improvements.

We don’t have any information beyond this right now. We’re not sure where the Tesla rumors originated, though several EV charging stations have been installed close to this address. We’re speculating but it appears those EV stations may be for In-N-Out since they appear to be on the restaurant’s pad.

We’ll update everyone on the Scoop when we hear more!

NEXT DOOR GETS NEW MENU AND REFRESHED SPACE

Next Door is in Eastbridge Town Center

Neighborhood favorite Next Door Street Bar (10155 East 29th Drive, Suite 160) in Eastbridge Town Center recently underwent a menu makeover and their space also got a facelift. Joe Phillips and a few members from our team stopped by to sample the new menu, and we were all very impressed!

Next Door Gets Refreshed Menu and Space

RESTAURANT SUPPLY COMPANY LEASES 34,255 SQFT

Trimark leased 34,255 sqft in the Central Park Business Center according to BusinessDen.com. The address is 9525 E. 40th Ave.

TriMark is the country’s largest restaurant supply company and provider of food service supplies, restaurant equipment, and restaurant supplies.

NEW INDIAN RESTAURANT OPEN

Spice Room recently opened

Denver’s popular Spice Room opened its second location several weeks ago. The new location is about 3 miles southwest of the neighborhood at 3100 E. Colfax.

Spice Room, which features vegetarian, vegan, as well as traditional Indian cuisine, recently purchased the restaurant space for around $2m according to multiple news sources.  The space was the longtime home of Annie’s Care & Bar.

CARTER’S IS NOW OPEN

Carter’s in The Shops at Northfield

Carter’s recently opened in The Shops at Northfield. The new location is close to Old Navy, JCPenney’s and other retail on the east side of the shopping center.

REDLINE ATHLETICS HOSTS CAMPS

Redline Athletics is located west of Quebec

The new youth sports training facility that opened last year next to Central Park is hosting a number of camps and tryouts.

Among a number of options, Redline is hosting a Football Academy Combine on Saturday February 25th from 8 AM – 10 AM. Redline is also hosting youth basketball tryouts March 14, 15, and 16. Be sure to check out Redline Athletics Denver East’s website and social media channels for all the details.

Redline has a 19,000 sq ft facility that features basketball and volleyball courts, 40 yards of turf, two batting cages, a full weight room, a film room and the same cutting edge technology used by NCAA and pro sports teams to improve player mechanics.

The facility is located at 4444 Forest Street, just off I-70 and Forest, a few blocks west of Quebec.

ELEVATED EYECARE OPENS

The new Northfield Medical Pavilion

Elevated Eyecare PC recently opened in one of the new medical buildings in Northfield, just a few blocks east of the Shops at Northfield.  The eyecare clinic will be located in the new Northfield Medical Pavilion at 4660 N. Yosemite Street.

HEADQUARTERS FOR UP TO 500 EMPLOYEES NEARS COMPLETION

The new Credit Union of Colorado‘s (CUC) 3-story corporate headquarters is under construction just south of I-70. Last year CUC sent us renderings showing what their new headquarters could look like.

If you check out the renderings, you’ll see a 3 story building with a large front glass facade and modern-looking angles and features.  We hear the building will be energy efficient and follow best practices in environmental construction as well.
