Does the date May 30, 2024 mean anything to you? What about if we give you a one-word hint: hail?
If you lived in Central Park back then, we’re pretty sure you now remember the absolutely crazy hail storm we had that night. Hail that was in some cases as large as baseballs pounded our area, resulting in roof damage on a huge number of Central Park houses. (We had about 20 homes we were managing in Central Park that needed new roofs from that storm! It was tough – but we got through it!)
Some homeowners filed insurance claims right away and possibly had their roofs replaced.
But if you didn’t do it back then and still wonder if there’s damage to your roof that insurance might cover, you may still have time—a little time. That’s because on many insurance policies, the window of time insurance companies give to consider a claim after a hail storm is two years—and we’re coming up on the two-year anniversary of the storm now. (Note that policies vary and some insurers give a shorter window; check your policy to know for sure.)
If you want to try to get in under the wire, calling a roofer who can come quickly and make an accurate assessment is crucial. We have a recommendation for you. We recently worked with Carmel Maddox of Maddox Construction on a roof project on a house we were selling and she was great to work with: excellent communication, fair price, and a great advocate for us working with the insurance company. (Check out our video with her below!) That’s why we’ve chosen to feature Carmel in this latest version of our “I Got a Guy” series…which in this case is our “I Got a Gal” series! (We of course work often with both and will feature both)

She explained what she’ll do if she comes out: Make sure the roof is worthy of a claim—not all damage requires a roof to be replaced. But if so, and if that damage is two years old, it needs to be replaced ASAP—it can take that long after damage for noticeable leaks to start, and ongoing roof leaks can cause rot, mold, and structural damage.
Maddox Construction also does everything related to home exteriors, such as windows, painting, doors, siding, and more. And although Carmel specializes in projects dealing with insurance claims, just regular old home improvement is part of her scope too! Whether it’s related to that 2024 hailstorm, or just simple repairs needed, we recommend giving Carmel a call!
With Focus Real Estate working in both real estate and property management in Central Park, it’s crucial to have a solid roster of home professionals we can call on for our clients. Over 13 years working in the neighborhood, we’ve built up a solid list of trusted contractors! And here at Focus Real Estate, we have a series titled “I Got a Guy” where we share them with you—the folks we work with over and over again. (And in case you wondered—we don’t get any financial benefit from these recommendations. We also can’t be responsible for the service quality, pricing, or outcomes, even though these contractors have been great for us.) If you have any wonderful vendors you think we should know about we’re always looking for great new ones to add to our list!
