Patio season is back, new spots are on the way, and spring energy is building across Central Park.

You’ve probably noticed a common theme this past week—it’s officially that time of year to get back outside and enjoy the neighborhood.

We recently shared my post highlighting some of our favorite local spots to grab a drink or a bite and enjoy patio season, and it’s always a good reminder of just how many great options we have right here and nearby. Whether it’s a quick happy hour, weekend brunch, or just getting out in the sunshine, this is one of the best times of year to explore, revisit your go-to places, and show some love to the local businesses that make this area so special.

It’s also a great excuse to branch out a bit, there are so many spots just minutes from Central Park that are worth checking out if you haven’t already.

On the “what’s coming next” front, we also stopped by the old Red Lobster space at the Shops at Northfield, where construction on Bubba’s 33 is officially on the way. If you’re not familiar, it’s a Texas Roadhouse concept known for burgers, wings, pizza, and a fun, game-day atmosphere. No official opening date yet, but progress is happening, and it’ll be a nice addition to the growing lineup of nearby dining options.

We also wanted to give a shoutout this week to the Central Park Business Association (CPBA), which has been supporting local business owners in the neighborhood for years. One of the things we love most about what they do is their monthly welcome bags, filled with local business info and goodies, that get delivered to new residents moving into the neighborhood. It’s such a thoughtful way to connect people and help new homeowners get plugged into the community right away.

If you’re a local business owner (or work for one) and are looking to build relationships and stay connected in the neighborhood, the CPBA is definitely worth checking out.

We also loved Amanda’s latest post in her Focus on Design series, where she featured a bold and beautifully designed powder room. These smaller spaces are often where homeowners feel the most freedom to take design risks, like layering color, texture, and personality in a way that might feel like too much in a larger room. In fact, designers often point to powder rooms as the perfect place to experiment with more expressive design choices because of their size and impact. 

It’s a great reminder that spring isn’t just about cleaning, it’s also about refreshing and reimagining your space, whether that’s a full project or just small updates that make your home feel new again.

All of it really points to the same thing, spring has arrived, and there’s a lot of momentum building around Central Park right now, both in terms of lifestyle and real estate.

And as that momentum builds around the neighborhood, we’re seeing it show up in the housing market as well, so on to real estate. Here’s what we’re seeing this week in Central Park.

New and Coming Soon Listings This Week

There were 19 listings that hit the market this week, with a range from $380,000 to $2.2M.

This is a nice pace for new inventory and another clear sign that spring listing season is in full swing. We’re seeing sellers across a wide range of price points entering the market, which is giving buyers more options than we’ve seen earlier this year.

What’s interesting is that this increase in inventory is happening at the same time buyer activity is picking up. There’s still strong buyer activity, but we’re seeing a difference in how quickly homes are moving depending on price and presentation.

Homes that are priced well and show nicely are continuing to get strong early interest, while others are taking a bit longer to gain traction. So, while more listings are hitting the market, it’s not slowing things down across the board, it’s just creating a more competitive environment.

For sellers, this means timing is good, but preparation and pricing matter more than ever. The homes that stand out right away are still the ones seeing the strongest results.

18 homes went under contract this week, which is a strong signal that buyers are active as we move further into the spring market.

Homes are going under contract in a median of just 8 days, while the average sits closer to 20 days, a reminder that homes priced right and showing well are moving quickly, while others are taking longer.

We’re also continuing to see the $800K range as a key price point for activity, though buyers are transacting across a wide range, from the mid-$200s up to nearly $1.8M.

The takeaway for sellers is straightforward: the market is active, but it’s not forgiving. Homes that come to market well-prepared and priced correctly are getting strong attention early, while those that miss the mark may sit longer.

Closed Homes This Week

We had 12 homes close in the neighborhood this past week.

This continues to reflect the steady pace we’ve been seeing this spring. Most of these homes likely went under contract 30–45 days ago, so these closings are really a reflection of that earlier wave of buyer activity starting to come through.

Combined with what we’re seeing now in the under contract data, it’s a good sign that momentum has been building consistently, not just a one-week spike. For sellers, that consistency is encouraging as we head further into the spring market.

All Active Central Park Listings

There are 97 active properties in Central Park currently.

That number has continued to build as more sellers enter the market this time of year, which is typical for spring. Buyers are starting to have more options, and we’re beginning to see a bit more separation between homes that generate immediate interest and those that take longer to move.

With more inventory coming on, buyers have the ability to compare homes more closely, which is naturally creating a more competitive environment across the board.

For sellers, this means standing out early matters. The first week on market is still where the most attention happens, and how a home shows and is priced right out of the gate can have a big impact on the outcome.
