Happy Halloween, Central Park! From all of us at Focus Real Estate, we hope your weekend brings good candy, clever costumes and a safe trip around the neighborhood.

In addition to the new, under contract and sold listings, this week’s edition of “Focus on Central Park,” highlights a Halloween landmark in the neighborhood, the Pirate Ship House! It also shares a few of our other latest posts you may find useful, including a Plan B for homeowners weighing a sale in a slower market, and a smarter way to pack for a move.

The Pirate Ship House

Let’s lead off with the most talked-about house in the neighborhood this month. My teammate Amanda Campbell went behind the scenes to shoot this fun video at The Pirate House at Chester Way and 59th Place. For all the details check out her latest post, Inside Central Park’s Epic Halloween “Pirate House” and the Good Cause It Supports. Mandi and Brendon Ericson have turned their home into a full pirate ship, with firing cannons, fog machines, moving skeletons and a giant shark, and they use it to raise money for the food bank at Inspire Elementary. Tonight and tomorrow are your last chances to see it lit up this year, so walk over, say ahoy, and make a donation if you can. They handed out 10,000 pieces of candy last Halloween, so bring a big bag.

Plan B When A House Doesn’t Sell

Not every homeowner who wants to sell this fall is going to sell this Fall. Joe’s recent post, Denver Home Sales Dropped Again. Could Renting Your Home Out Be “Plan B”?, breaks down the September DMAR report: metro Denver closings fell to 2,849, down 21.4% from a year ago and the fewest September sales since 2008. If you need to move but don’t love the offers you’re seeing, Joe makes the case for keeping the house and renting it with our full-service property management instead. It fits especially well if you’re holding a 2% or 3% mortgage rate.

Skip Cardboard Moving Boxes

Some of your Central Park neighbors are providing an alternative to the old cardboard moving boxes. I met with Central Park residents, Gil and Anna Maneclang, to learn about their new business, Central Park Bins. They drop clean, reusable moving bins at your door, give you two weeks to pack and unpack, and pick everything up when you’re done. Packages start at $129 for 20 bins with free delivery and pickup in Central Park, and the first 10 neighbors to book get $10 off with code FIRST10. The full details are in my post, Moving In or Around Central Park? A New Local Business Offers a Reusable Alternative to Cardboard Boxes.

On to the neighborhood real estate for the week…

New & Coming Soon Listings

There are 4 new and coming soon listings in and around Central Park this week, a quiet number that fits the slower fall market. Prices run from an income-qualified townhome in the high $200k’s on E 58th Ave, to a $1.0M four-bedroom single family home on Uinta St with more than 3,600 finished square feet. Here is one we thought you may find interesting if you’r looking in the mid $700k’s.

5456 N Xenia St: $750,000

Listed by Unified Real Estate, this KB Home sits on a private courtyard and has 4 bedrooms, 4 baths and 2,666 finished square feet. The big-ticket items are handled: a new roof in 2024, fresh paint inside and out, and an 8.3 kW solar system the sellers own outright. Wide plank floors carry you past a gas fireplace in the living room to a crisp white kitchen with quartz counters, stainless appliances, a gas cooktop, a pantry and an island with bar seating. Upstairs, every bedroom has a professionally outfitted walk-in closet. The primary suite gets two of them, plus a bath with a soaking tub, separate shower and dual sinks. The finished basement adds a rec room with a built-in entertainment center, a conforming fourth bedroom with a Murphy bed, and a 3/4 bath. Outside, the fenced yard has a stone patio, pergola and turf lawn.

Open Houses:

  • Friday 10/30, 2 to 4pm
  • Saturday 10/31, 3 to 5pm (an easy stop before trick-or-treating)
  • Sunday 11/1, noon to 3pm

Under Contract Homes This Week

There were 8 homes that went under contract in and around Central Park in the last week. Homes on Beeler Ct and Syracuse Ct went under contract just nine days after listing, while two others had been on the market for more than ten weeks. The middle of the group landed at about five weeks, a bit slower than the 32-day metro Denver median DMAR reported for September. The quick ones are a reminder that the right home at the right price still moves, even in a slower market.

Sold Homes This Week

There were 5 homes that closed in the past week. On average, sellers got about 98.5% of their original list price, right in line with what DMAR is reporting across metro Denver. The most telling pair sits on Boston: two four-bedroom homes, both built in 2017. The one on Boston St was priced at $775,000, drew a buyer quickly and closed over asking at $785,000. The one on Boston Ct started at $799,999, spent three months on the market and closed at $772,198, even though it has about 500 more finished square feet. Pricing right from day one still makes a real difference. You can see them all in the link above if you’re curious about what various home types cost.

Total Active Central Park Listings

There are now 97 total active listings in the neighborhood, down from 110 earlier this month. Prices run from an income-qualified two-bedroom condo in the high $200k’s on Central Park Blvd to a $2.2M six-bedroom home on E 24th Ave, so buyers have real options at every level. More than 20 homes are priced at $1 million or above, and about the same number sit under $500,000 – most of those condos and townhomes. A handful have been on the market since winter or spring; a reminder that price and presentation decide how quickly a home sells right now.

2861 Lima St: $750,000 **NEW PRICE**

Listed by Amanda Campbell with our team at Focus Real Estate, this four bedroom Central Park home has a loft, a basement finished in 2024, and a kitchen built for hosting.  With over 3,200 finished square feet and priced at $750,000, it’s the best value per square foot for a single-family home in the neighborhood! The big-ticket items are done: a new impact-resistant roof, deck and fresh paint all went in during 2023. That frees up weekends for Bluff Lake’s trails and the restaurants nearby instead of repairs. Stanley Marketplace, the A-Line and Anschutz are a few minutes away, and you can get to I-70, I-225, downtown and the airport quickly. Want to see more?  Check out this drone video!

New Construction Townhomes

If you’ve been holding out for something brand new, there are four listed completed new construction townhomes available at Brookfield’s Contours community at 9200 E 47th Ave. (and more that we’re aware of that aren’t listed in the MLS!) The four listed ones were built in 2026 and range from $479,900 to $589,900, with layouts from a 1,650-square-foot two-bedroom to a 1,863-square-foot three-bedroom, each with 3 baths. Most include a designated office, some add a private rooftop deck, and Brookfield is offering special financing while funds are available.

Open House: Sunday 11/1, 11am – 1pm at Unit #103, hosted by my colleague Joe Phillips. Stop by to tour the completed units, or to get info on financing options and future planned units. He’ll have a project map and details on all the available and coming soon units. He’ll also have access to them so he can take you through them all.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all for sale and for rent listings in Central Park, not just our own. It’s our way of making sure we follow the market closely, and we share it with Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
