Hi neighbors! I hope you’re gearing up for a fun and/or relaxing Labor Day weekend. On to the neighborhood real estate for the week…

The average home value in Central Park is about $772K, reflecting a modest 4.3% decline year-over-year. It’s a sign that the market has shifted. With more inventory available, widespread price reductions, and longer selling timelines, buyers now hold more leverage and choice—shaping a more balanced, buyer-friendly environment.

Across the Denver Metro, inventory has surged, roughly doubling compared to pre-pandemic levels. Active listings are up about 34% year-over-year, giving buyers plenty of negotiating power. About 38% of listings have reduced their asking price, underscoring this shift toward buyer advantage.

Interest rates have begun trending down in recent weeks. This change could spark more buyer activity and help sellers move their homes more quickly. While “days on market” often gets cited as a key metric, it doesn’t always tell the full story because it only reflects homes that actually sold. In the past 180 days, 92 Central Park listings have either expired or been withdrawn. Some were later re-listed and successfully sold, while others were converted to rentals, and some are waiting to see if the market changes before re-listing in the coming months.

Knowing these key market indicators, sellers are pricing their homes strategically to stand out, and then positioning themselves to take advantage of the current buyer-friendly market on their next purchase. Buyers, meanwhile, are enjoying more options than they’ve had in years—and often securing more value. Creative financing strategies, such as seller concessions to buy down interest rates, are helping make monthly payments more affordable.

All in all, Central Park continues to offer opportunity on both sides of the table: sellers who price wisely can still succeed, while buyers enjoy more breathing room and negotiating power. Here’s a look at the recent listings in the neighborhood:
