New Stapleton Listings This Week

There are only 16 new listings that hit the Stapleton market this week.  Inventory is up just a bit (normal in Spring) but still very low overall.  If you want to be moved into a new home by the end of summer it’s time to get rolling!  It’s 35 – 40 days to close and then it’s not uncommon for a seller to want to lease the property back for a little while.  So the point is the process takes longer than you think.

Under Contract Stapleton Homes This Week

There were 10 Stapleton homes that went under contract this week.  If it’s well priced and shows well it’s typically still sold in the first week, especially in the $500k or less price range.  Watch out, some sellers are getting overly aggressive on their asking prices.  You don’t need to blindly pay the asking price, be sure your agent is doing their homework and can help you understand the value of the home before you make an offer.

Sold Stapleton Homes This Week

There were 16 closed sale this week.  Most of these went under contact in the first few days.
