Happy New Year! I hope all of you had a great holiday season, full of fun and hopefully a little bit of rest and relaxation.
As I’m writing this post my three kids are still at home on winter break, and though we’ve had an amazing time the past couple weeks, this mom is ready for school to start back up (ha!).
I’m also ready for the spring real estate season to kick in. Our team at Focus Real Estate had an amazing 2023. And with interest rates decreasing and hopefully stabilizing, it’s starting to feel like a lot of the headwinds the Denver and Central Park real estate markets have been experiencing – higher rates, lower inventory, fewer buyers and fewer new build opportunities – will go away, or at least not be quite as impactful.
Locally around the neighborhood, we’re also excited for new businesses and restaurants to continue to open. A few we’re excited about?
Pearl Market is under construction in The Shops at Beeler Park in Northfield and shooting for a summer 2024 opening date. What is Pearl Market? Let’s just say if you’re one of the Northfield residents clamoring for a specialty grocer, well, you’re in luck!
Pearl Mark is a European style market where you can get a cup of coffee or shop for your daily grocery needs. The new business will feature a full butcher and seafood counter, fresh pasta, fresh produce, locally sourced eggs, a pizzeria, ice cream, and ingredients for your daily meals.
Another new business we’re excited about? My husband isn’t as keen on this one as I am, but Drybar – the popular hair blowout salon – is moving into Central Park. The salon is moving into the 29th Ave Town Center just south of I -70 in the space next to the now closed Pizzeria Locale.

Before we dive into the real estate update, two more quick articles from our team. Lisa Palladino has a great post on the National Western Stock Show:

And now, onto the real estate update!
Featured Listing:
5257 Clinton Street, Denver, Colorado: $845,000
OPEN HOUSE SATURDAY (1/6/24) FROM 11 AM – 2 PM
This beautiful 4 bedroom / 4 bath listing in Central Park’s Wicker Park neighborhood has so much to love, from the lovely kitchen to the office space to the living room and more.
But I want to pause on one of my favorite features. Check out the photos of the custom finished basement. The huge media room is exactly the type of space I want to spend time in, and add in the fabulous wet bar (with stacked quartzite backsplash, floating shelves and a FULL fridge), flex space, and fun open pass-through shelving, and this quickly becomes a space I want to spend A LOT of time in.
I especially appreciate the soft colors and clever use of space, so the basement feels more like an extension that was designed to fit into the aesthetic of the entire house (as opposed to just being a rec room + bedroom).
This home is listed by Joe Phillips at Focus.

Active Listings
There are currently 30 active non-builder listings in Central Park. This is down from about a month ago when I ran numbers for my last neighborhood update (53 active listings then), but I’m expecting inventory to increase (perhaps dramatically)
New Listings
This week we saw 3 new non-builder listings in the neighborhood.
Under Contract Homes
Right now there are 6 homes that are pending (meaning they are under contract, but have not yet closed).
Closed
7 homes closed this past week.
