New Stapleton Listings This Week
This week we again had just 3 new resale listings. People are more focused on Thanksgiving than moving which makes sense. A word of caution here, some new listings in this hot market are over-priced. Don’t feel like you have to offer full price just because it’s a seller’s market. Make sure you have good comparable sales you look at before you make your offer to make sure you are paying a fair market value.
Under Contract Stapleton Homes this Week
There were 3 homes that went under contract this week. Again, slow market due to the holidays. Of the 3, the one on 25th is a good example of how a well priced home will sell in just 2 days!
Sold Stapleton Homes This Week
There were 5 sales this week that closed.

There are now 18 total active resale listings in Stapleton. This is still a ridiculously low level of inventory for a community with 6,500+ homes. There are only 2 listings in the $400k’s, 2 in the $500k’s and 3 in the $600k’s so it’s very slim pickins. I am talking to a lot of people that will be listing in early Spring so don’t worry, more options are coming!
