New Stapleton Listings This Week

There are 11 new listings that hit the Stapleton market this week.  If you’re looking in the $400k’s this may be your week, 5 of the 11 new listings are in your price range.

If you’re looking in the higher price ranges take a minute to check out the Harvard home at 2957 Beeler St.  Awesome finishes throughout and there weren’t a ton of these built so it’s pretty unique.  Love the outdoor space and the great location on Westerly Creek too.

Under Contract Stapleton Homes This Week

There were 8 Stapleton homes that went under contract this week.  There were a few that sold in just a day or two on the market but that has not been the norm lately.  In fact, the average “days on market” (meaning the amount of time between when it was listed and when it went under contract) for these 8 homes was 17 days.  So many of them were on the market much longer than that.  Be careful as a buyer to not go into the home buying experience assuming you have to jump on something on day 1 and you have pay at or above listing price.  You really need to assess things on a case by case basis and make sure you aren’t overpaying when you’re the only bidder.

I’m also noticing on a consistent basis that some sellers are getting overly aggressive in their price.  It’s hard to say if this is sellers just shooting too high or  if it’s some listing brokers, especially those that don’t spend much time helping the seller understand the value, giving bad advice.  Either way, as a buyer in this market you must be careful, you don’t want to overpay compared to what others are paying for similar homes.  You do NOT have to blindly pay full price because it’s a “hot” market and if that’s the advice you’re getting watch out.  Have your agent help you understand the current value based on actual recent comparable sales before you make your offer on any home.
