New Stapleton Listings This Week
This week we had 22 new resale homes hit the market, which is a little less than we had come on last week. One of the most interesting ones I noticed was the Parkwood “Asheville” plan at 8373 E 55th Ave. If you’re looking for a large, functional backyard this could be a great option for you.
Not finding that high end home you want in the resale market? The new “Panacea” homes by Thrive Home Builders are awesome! We shared this last week but it’s worth sharing again. Huge, open floor plans, large lots, zero energy now upgrades, windows galore, Tesla Powerwall 2.0, mid century modern design & more. They have a few of these under construction and they’re framed so you can walk them and get a sense for the space. Under Contract Stapleton Homes This Week
There were 15 Stapleton Homes that went under contract this week. The median “days on market” (meaning the time it took from when they were listed to when they went under contract) was only 8 days. So homes that are well priced and show well are still moving fast. On the other hand, some sellers are pricing their homes way above what the comparable sales say they should be worth and those are sitting for a while. Sellers that list homes in the right price range from the start get the most attention, the most buyer competition and the highest price.
Sold Stapleton Homes This Week
There were 21 Stapleton homes that sold and closed in this last week. On average, sellers received 99.84% of their original asking price. Not bad! The median “days on market” for these sales was 6 days, meaning over half the homes sold in one week or less. If you’re a potential seller we’d love to chat, we’re in the prime selling season right now which will continue through June then likely slow down a bit as the neighborhood goes on vacation in July.
All Stapleton Active Resale Listings
There are 46 total active listings in Stapleton at the moment. Homes in the $600k or less range have been moving very quickly but homes in the $800k+ range have been a little more sluggish. The median “days on market” for homes in this higher price range is 36 days, where as things in the lower price points are moving in a week or two. So if you’re a seller and you’re in the higher end you may want to give yourself a little more time to sell when you’re planning out your move.
Curious about the interior of those large brick row homes on MLK right across from Central Park? Check out 8854 MLK in the list of actives above. They rarely come on the market cause there are so few of them.

– Under $325k, anywhere in Stapleton, 2+ beds (not part of the affordable housing program)
– $800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.
Sellers Coming Soon…
– Mid $500k’s – Wonderland Homes “Cimarron” floor plan in Conservatory Green. Like new. Sleek finishes, finished basement, 4 bedrooms, South facing, private backyard and shared courtyard out front. This listing is now coming in around mid June so if you’re interested lets chat! I don’t have pictures yet but here is another recent Cimarron sale just so you can see the style and layout. Similar “Cimarron” to ours coming soon.
– Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one is a good fit for someone with patience, it won’t hit the market until Fall with a late 2017 possession date for the buyer.
