New Stapleton Listings This Week
There are 12 new listings that hit the Stapleton market this week. If you know of anyone looking for an income qualified home there is a great 3 bed/3bath town home that just hit the market at 2874 Havana for $210k! Great walkable location.
Under Contract Stapleton Homes This Week
There were 14 Stapleton homes that went under contract this week. On average these were on the market for 26 days. Some homes have been taking longer to sell lately and I’m seeing more price drops than I have in a while. I think this is from a combination of things. First, July is always slow so there weren’t as many buyers out in the market. Second, I’m seeing some sellers getting overly aggressive in their pricing and starting too high which leads to later price reductions.

There are now 54 total active listings in Stapleton. This is down a little from last week.
If you’re not seeing what you like in the resale market the builders are just starting to sell lots in the new area known as Beeler Park and in Bluff Lake. Thrive has released their first “Vita” lots, KB Home has released their first lots in Beeler Park and Bluff Lake and many other builders will be releasing lots in the near future.
