Top 10 hottest home design features right now – from Northfield to Eastbridge and everywhere in between

Several of us had a fun conversation recently here at the Scoop.  Our chat centered around this simple question:  “If you had to pick one design feature that you think is the hottest feature of the summer, what would it be?”

This isn’t an easy question to answer.  Our 7 real estate brokers see a lot of homes in all of our neighborhoods every week, from Beeler Park to Conservatory Green to Central Park North to Bluff Lake.  How can you possibly come up with one feature?

Well, it wasn’t an easy task, but our team did our best.  We poured through hundreds of our listing photos from this summer and talked about what we love, what we don’t love, and most importantly what we’ve seen buyers in the neighborhood consistently love.

So without further ado, here are our 10 hottest design features of the summer!  We number the homes 1-10, but they’re in no particular order – we declared a ten-way tie for this Scoop post.

10.  Kids reading nook (Eastbridge – 2778 Ironton Street)

This cozy reading nook is nestled beneath the basement stairs.  Imagine being a kid spending summer afternoons in your cool, shady basement cracking Harry Potter open for the first time in this nook.  There’s magic in some homes, and this nook is 100/100 on the feng shui scale.

If you’re thinking about renovating, consider a reading nook.  I haven’t seen a reading nook yet that buyers don’t gush over, and kiddos love the idea of a private space.

 

9.  Decks, decks, and more decks (Central Park North – 3302 Xenia Street)

Many of us are spending more time at home than ever.  It makes sense that useable, beautiful outdoor space is a high buyer priority.  We can’t think of better outdoor space in Central Park North than this amazing Parkwood’s two large decks, which make you feel like you’re hanging over Central Park.

If you’re thinking about home improvement projects or are building a new home in North End, turning your outdoor space into exceptional outdoor space, whether with decks, patios, outdoor fireplaces, or landscaping, could be a great option.

 

8.  Second floor hardwoods (Eastbridge – 2918 Florence Street)

Second floor hardwoods can be expensive, but when done well they can make all the difference.  We loved this simple, clean guest bedroom with its warm hardwoods in Eastbridge.

If re-doing your second floor is out of budget, new padded carpet is often less expensive and can make a tremendous difference while you live in your home, and also when you sell.

 

7.  Oversized 14 foot kitchen island (Beeler Park – 5925 Beeler Street)

I can’t remember the last time I was touring a home and a buyer said that a kitchen island was too big.  The upgraded, 14 foot island in this beautiful Parkwood in Beeler Park is perfect for entertaining.  If you have kiddos, you know what a luxury it is to set up a kiddo with schoolwork on one end of your island while you cook, work, or simply hang out at the other end.  Close together, but plenty of space for everyone.

If you’re thinking about renovating, take a good long look at your island.  If it works in your space, adding a few more feet might make all the difference.

6.  An inviting corner lot backyard (Central Park North – 8996 E 35th Ave, Denver, CO 80238)

We love this outdoor space for its perfect corner lot location and cozy, cheerful furniture.  The patio table feels ready-made for margaritas (… or maybe that’s just me projecting).

If you’re thinking about re-doing your backyard, check out how the trees in this yard create a “living fence,” adding even more privacy to an already private area.

 

5.  Blending styles seamlessly (Bluff Lake – 10379 E. 25th)

We enjoyed how this kitchen and great room blended different colors and styles in a thoughtful, sum-is-greater-than-the-parts fashion.

Similar to the gray, white, and brown colors we chat about below, consider how not just your colors but your furnishings tell a story and can often project certain emotions/feelings.

 

4.  The perfect mudroom (Eastbridge – 2778 Ironton Street)

Sometimes it’s the little touches.  This mudroom features turf underneath the bench, perfect for kiddos’ shoes.  In person this mud room feels straight out of a model home, and the turf adds a wonderful “summer” feel to the entire space.

If you’re renovating, consider how alternative flooring might add a little something to your design.  Many homes in our neighborhood now have turf yards for example.  Epoxy flooring in a garage or basement are great options, too.  But the flooring doesn’t have to be in a big space to make a difference.  This little strip of turf is enough to transform this mudroom.

 

3.  Windows everywhere (Conservatory Green – 5065 Valentia Street)

Not only is this master bedroom flooded with light, but there’s something about the placement of the windows we really enjoyed.  As we spend more time indoors, we’re starting to notice beautiful windows more than before.

If you’re building a new home in North End or renovating, if it’s an option see if you can add more windows.  Bring the outside inside!

 

2.  Windows on the front door (Conservatory Green – 9003 E. 50th Drive)

How to achieve a light-filled entryway without adding more windows or a skylight?  Simple.  Replace your builder-grade front door with something stylish and fun, that also has windows.

If you can’t add more windows, why not take a long, hard look at your front door, backdoor, and any other exterior doors you have.  Maybe a couple key door upgrades can brighten your space, or if you’re not a fan of windows on your doors, maybe there’s a door style out there that can take your entryway or back door area to the next level.

1.  Blending whites, grays, and browns (Westerly Creek – 8892 E 24th Pl #101)

There’s something about the tasteful mixing of grays, whites, and browns in this kitchen and great room we love.  The browns create warmth and softness, while the whites and grays project cleanliness.

If you’re painting or purchasing furniture, consider what emotions/feelings the colors you’re looking at typically project.  There’s a good deal of science behind color usage in the branding, retail, and corporate worlds, so do some research and figure out if your preferred colors sync with your goals.
