In this week’s update on the Stapleton real estate market we’ll bring you the 24 new Stapleton listings for this week,  a blog post outlining changes we’re seeing in the market and a blog post that shows you what you can get for your money in Stapleton at different price ranges.

New Listings This Week

As always, let’s start with the latest listings to hit the market. This week there were 24 new listings in the neighborhood, which is above average.

Of the new listings, here are a few of our favs:

5084 Willow St:

New listing at 5084 Willow St.

This new Infinity “Vue” home in Conservatory Green has over 5,000 finished sq ft of contemporary style!  The location is great, right around the corner from Cottonwood Gallery Park and Maverick Pool.  What makes this home unique from the other Infinity homes?  It’s likely the only one on the North side of Stapleton you’ll find that has a main floor master bedroom.  It has stunning finishes like a patio with gas firepit out front, a wall of stacked stone surrounding the fireplace, an amazing wet bar in the basement and stylish wallpaper in several key rooms.  With 5 bedrooms and a loft this one gives you plenty of space to spread out.  The sellers completed the basement with a general contractor after they purchased it, which allowed them to create a ton of extra finished space in the basement that otherwise would have been unused. So much to see on this one. You can guide yourself through the home on this 360 tour we did or you can just stroll through it with me on this Facebook Live video.  Wanna see it in person?  We have an open house this Sunday June 9th from 2-4pm.

3432 Central Park:

Open concept main level at 3432 Central Park new listing.

Looking for a walkable town home near the Central Park light rail station?  This is it!  This home is an easy stroll to both the light rail and 80 acre Central Park.  Or you can hop on the bike and easily get to the rec center or Jet Stream pool.  With 3 beds, contemporary finishes, a finished basement and a low maintenance backyard this one has a lot to offer for the $529k price.  Check out the listing price compared to the competition and you’ll see we priced this one to sell.  You can walk yourself through with this 360 tour or just follow me through on this Facebook Live tour.

11416 E 27th Ave:

Rooftop balcony at 11416 E 27th Ave.

Located in the DPS part of Bluff Lake, this move in ready David Weekley Home has a ton to offer!  Not only do you get 4 beds, a loft and a finished basement but you also get a 3rd floor bonus room that opens up to a large deck with amazing mountain views!  The location is very walkable.  You’re across the street from a pocket park, an easy walk to the Eastbridge town center and just a short bike ride to the Stanley Marketplace or the Fitzsimons Medical Campus.  With over 3,400 finished sf this one is a great value at $710k.  Learn more by guiding yourself through the home on this 360 tour or do a lap with me on this Facebook Live tour.  Like what you see and want to see it in person?  Open houses are this Saturday June 8th from 1-4pm and Sunday June 9th from 2-4pm.

Like the looks of these Stapleton homes but not really sure what you can get for your budget? Amy Atkinson from our team just did a post this week that shows you how much house you can get for your budget.  Check that out here and if you’re interested we’re always happy to chat through your needs and show you your new and resale options in the neighborhood.

Under Contract Homes This Week

18 Stapleton homes went under contract this week, which you can see in the link above.

Not getting exactly what you want in the resale market?  Maybe building a new home in Stapleton’s “North End” neighborhood is the way to go.  You can sign up at our site we set up specifically to keep you informed on North End, HomesInNorthEnd.com. Any time we have news or info on that area we’ll share it to those of you that sign up indicating you’re interested.  Haven’t even been up to see North End yet?  It’s gonna be great, here are some photos of the North End progress we took recently.

Sold Homes This Week

19 Stapleton resale homes sold this week.  See how much they ended up closing for in the link above.

Total Stapleton Resale Listings Available

Stapleton has a total of 70 resale listings at this time.  Does it seem like you’ve seen more for sale signs up around the neighborhood lately?  Well that’s because there are more than usual.  Yes, this is the busiest time of the year for real estate sales but we’re also noticing that there are more homes on the market compared to this same time last year.  We’re also noticing a few other changes in the real estate market, so we figured we’d go ahead and summarize those for you in this blog post titled “Changes We’re Seeing in the Stapleton Real Estate Market” by our teammate Mariel Ross.

Before we go, we want to provide you with our list of coming soon Focus listings.  If anything catches your eye let us know and we’ll get you the details you need.

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
