This Week in Central Park Real Estate 1.13.22

What’s new in our local real estate market now that we’re rolling into a new year?  For one thing, some of our favorite builders have made some exciting changes. (including some price adjustments you’re going to want to see!) We’ll cover that and as always we’ll bring you all the new, under contract and sold listings around the neighborhood in today’s real estate update.  If we can help you with your move in 2023 let us know!

Let’s get a to a few of those builder updates right off the bat.

Infinity Properties came into the new year with an exciting plan to sell their homes in what has become a bit of a tricky market. (Tricky market?  What do you mean?  I covered that in our 2023 annual market update if you want to learn more) Anyway, Infinity’s plan is working really well because they sold 6 homes in Central Park in the last few weeks!  Infinity adjusted their pricing to the new market conditions and gave their potential buyers lots of options by being willing to sell any of their ~50 remaining Central Park lots.  (rather than limiting it to just selling a few at a time).   They have decked out move in ready homes, value homes that don’t have as many upgrades and dirt starts where buyers can pick out everything. Parkwood Homes, another one of our favorite builders, has a few really exciting opportunities on 2 “spec homes” (a spec home just means an under construction or complete home that is not sold yet) in the Painted Prairie community.  If you’re not finding what you’re looking for in Central Park Painted Prairie may be a community to consider. Parkwood just adjusted the price and at these new prices I suspect these two homes will sell quickly. Ok, let’s jump into the real estate for the week…

New Listings

This week there are 7 new listings on the market in Central Park.  Of the 7, most are new builds that we discuss in our Infinity post (see above) but there is one resale home that we wanted to highlight:

This home, listed by Kimberly Austin with Keller Williams Integrity, is well located between Harvest Park, Willow Basin Park, and Willow Bark Park. (the dog park) The home features a covered front porch, 3 bedrooms 3 bathrooms, and 2,832 total square feet. (over 2,000 of that sf is above grade and finished) It’s situated on a park-like courtyard and it’s just minutes from I-70, the Shops at Northfield, Conservatory Green, Maverick pool, and in close proximity to Downtown Denver and DIA. Under Contract Homes

This week 11 homes went under contract in Central Park.  Of the 11 homes, 3 sold in the first week on the market!  Homes that are priced right and show well are still often moving quickly. As we’re stressing to our seller clients, you want to be the best value in your price segment so your home will get attention and be one of the ones that moves quickly, which typically results in getting the best price.  As you can see, if not priced right and looking sharp some listings are sitting for months, taking price decreases and losing pretty much all chance for competing buyers. (and competing buyers are how you get the best price as a seller!)

Not finding what you want in the resale real estate market?  Reminder that there are some motivated new build homebuilders with options too!  We’re seeing some motivated builders that are willing to negotiate on their homes that are coming to a finish and could close soon.  Infinity, David Weekley Homes, KB Home, Boulder Creek Builders and Brookfield Residential all have homes available in Central Park! Here is a link to 23 new build listings you should know about.  If you want more info or assistance from a buyer’s agent experienced in new builds we’d love to help.  (FYI we’re seeing incentives from builders including interest rate buydowns for buyers, price reductions and some may include a few appliances they normally wouldn’t.  It really varies by builder and by home.)

Sold Homes

There were 8 homes that sold and closed in the neighborhood this week. 

All Active Homes

There are 18 total active resale listings on the market in Central Park at the moment. That is a really low inventory level, which will help keep the market somewhat balanced between buyer and seller.  Reminder, there are also 23 new builds available right now so in total there are 41 active homes on the market right now in the neighborhood.

For Rent Homes

Not ready to buy a home yet and looking for a rental?  There are 7 actively listed MLS rentals in Central Park right now.  They range from townhomes up to a stunning corner lot Infinity home in the quiet Central Park North.  You can check those out in the link above.  Zillow is also another good source if you’re looking for a rental home.
