This Week in Stapleton Real Estate

Below is the latest information on what’s happening in our Stapleton real estate market this week!

Our goal is to provide you with a quick, easy to use weekly snapshot that shows you details on this week’s new listings, under contract deals and closed sales! Note that this is just focused on the Staleton “resale” market, I you want info on Stapleton new builds try our New Homes section.

I find that many Stapleton homeowners like to keep their eye on the market so this update will come out each Friday via Stapleton Scoop Facebook and Twitter.

(Notes: Spring selling season is fully here! There are 16 new resale listings this week which is a step up from what we’ve been seeing lately. Of these 16 new listings, 8 are in the $400k/$500k price range which is great since many buyers are in this price range. Check out the $1.1MM town home on MLK (does your home have an elevator?!) and take a look at 9001 E 33rd Ave, it has the best porch in Stapleton in my opinion.)

(Notes: 18 homes went under contract this week alone! They are selling very fast and most are going over asking price. Note that 2 KB paired homes without basements sold for $414k and $419k this week! The KB paired homes have appreciated significantly lately…know anyone who may want to sell one of those?)

(Notes: There were 11 sales this week that closed. Oddly many of these sales took several weeks to months to sell. They were a little overpriced at the time and took longer. Not the case now where most homes are selling in the first week right now in Stapleton.

Overall there are a total of just 28 actively listed resale homes in Stapleton right now. With 9 going under contract per week (as we see above) that says we still have less than one month of inventory available which is extremely low. The 5 that are in the million dollar range seem to be moving slower than the mid and lower price ranges.

There are now 40 total active listings in Stapleton. Although this is still low it is pretty much twice as many as there were a few months ago so this is the spring increase in inventory that we were wanting to see.
