It’s Friday, time for the our weekly update on the Stapleton real estate market. Time to grab a cup of coffee, ignore your “to do” list for 10 minutes and check out what’s new in the neighborhood.
In this week’s update we’ll cover the 24 new listings that popped up this week, tell you about a few of our favorites, & make sure you have the details on the “Wild Side” block party going on this Saturday to welcome Stapleton’s final neighborhood.

New Stapleton Listings This Week
With 24 new homes hitting the market there are plenty of options for buyers. The bump in competition also means sellers will need to have their homes well priced and in great showing condition.
As we look through the new listings here are a few that catch our eye:
8785 E 55th Ave – This modern style Wonderland home has an open main floor layout, a beautiful white kitchen and a finished basement. The sellers wisely chose the expanded floor plan which allows there to be 3 bedrooms and a loft upstairs. It makes it feel much more spacious and open. This one is listed for sale by Thomas and Claire Spahr with Bluebird Real Estate Group.
3529 Akron Court – Ok, we actually listed this one just over a week ago but damn it, we write the blog so sometimes we get to cheat and mention our own listings more than once! What makes this Infinity home special is the location on a quiet street in Central Park North. Hop on the bike and you have easy access to Jet Stream pool, the light rail station, the future “Sprouts” (now under construction…learn more here), 80 acre Central Park, Eastbridge Town Center and the rec center! Add to that the fact that this home has 4 bedrooms, a finished basement and over 3,000 sf and it’s a great deal for $750k! You can check it out in this 360 tour.
Not finding what you’re looking for in these new listings? You may want to flip through these 17 spec homes that Stapleton builders have in various phases of construction. Or maybe it’s time to head over to the “Wild Side” party this Saturday 6/29 in Stapleton’s North End neighborhood to check it out in person. If you haven’t seen the new area this is a good chance to do it. At this launch party for the area you can enjoy food trucks, music and a chance to tour all the latest model homes. (The Parkwood “Shenandoah” series and the Infinity “Vive” series are two of our favorites if you only have time to check out a few!) Plus, by just stopping by you’ll see the best part about North End, in my opinion, which is all the open space! A huge chunk of North End will be large wide open space, allowing you to easily connect between assets like the soccer fields, the largest pool in Stapleton, the schools and the nature reserve. The party this Saturday runs from 10am – 3pm and you can find North End at the intersection of 56th Ave and Dallas St. You can also learn more about North End by signing up at HomesInNorthEnd.com. Under Contract Stapleton Homes This Week
There were 16 Stapleton homes that went under contract this last week. Of the 16, 6 of them were under contact in less than a week. Most of the rest were under contact in 2-3 weeks. So we’re seeing homes still sell well if they’re priced right and in great showing condition. We are seeing less bidding wars overall, although they still pop up from time to time.
Sold Stapleton Homes this Week
There were 20 homes that closed over the past week. This is always a fun section to peruse and see what different types of homes are selling for these days.
Total Stapleton Active Listings
As of today there are 72 total active Stapleton listings. That’s as high as it’s been all year, which makes sense since it’s late June when inventory typically does rise. Buyers should pay attention to all their options, and typically the more options there are in a given price point the more leverage the buyer has in that situation.
Focus Real Estate Coming Soon Stapleton Listings: (organized by price range)
4 bed, 4 bath Standard Pacific home in Bluff Lake. This large corner lot home in the Bluff Lake area will hit the market in Fall 2019. DPS schools. Ballpark price high $700k’s.
4 bed, 4 bath Thrive Home Builders home in Willow Park East. This “ZEN” home will save you a ton on energy bills and it’s beautiful! It features 4 bedrooms, a finished basement, high end finishes throughout (including that white kitchen you’ve been wanting!) Ballpark price mid $700k’s and likely to list around the end of 2019.
3 bed, 4 bath Wonderland Edge Townhome in Willow Park East. Plenty of space, stylish upgrades with fantastic views and a large yard! Coming in September in the high $500k’s.
