This Week in Stapleton Real Estate 2.28.20

When buying or selling a resale home, most people hire a real estate agent to guide them through the process. When building a new home, however, most people go directly to the builder because they don’t realize they can use an agent. Did you know the cost of building a new home is the same whether or not you use a real estate agent? That’s right. The builder will pay your agent’s commission and it does not impact the cost of your new construction home.

You might be wondering why someone would hire an agent when building a new home. First and foremost, an agent can help you navigate the process and advocate on your behalf. They walk you through the process and keep track of meetings and deadlines to alleviate some of the stress. A real estate agent with new construction experience can be a valuable asset when trying to stay within a budget. The base home price is only part of the equation. A good agent can help estimate the all-in cost once lot premiums, upgrades, appliances, landscaping and window coverings are factored in. They can also assist you with finish selections and help determine which upgrades are worth doing. Take a look at this video to better understand the new build process.

Once construction begins, an agent provides an extra set of eyes on the property. Many homebuyers don’t realize that new construction is rarely perfect. Third party inspections can help identify issues that could lead to costly problems down the road. Identifying issues early allows the builder to make corrections before construction is too far along. An agent will let you know what 3rd party inspections are available throughout the building process.

It allows clients to see where plumbing, electrical and HVAC run throughout the home which is helpful when mounting TVs, hanging artwork or installing cabinets and shelving. A 3D tour can also help identify and resolve future issues like water leaks or plan renovations.

If you have a home to sell before closing on your new build home, an agent will not only help list your current home, but they will plan and coordinate a listing timeline that could prevent a double move. Closing on the sale of your current home and securing a leaseback for a short period of time can avoid the need for interim housing until you close on your new home.
