Below is the latest information on what’s happening in our Stapleton real estate market this week!

Our goal with this weekly post is to provide you with a quick, easy to use snapshot that shows you details on this week’s new listings, under contract deals and closed sales!  Note that this is just focused on the Stapleton “resale” market, if you want info on Stapleton new builds try our New Homes section.

New Stapleton Listings This Week

This week we have 16 new resale homes that hit the market which is an increase from what we were seeing each week in July.   That’s normal, things usually pick up after July.

If anyone is looking for a main floor master bedroom they may want to take a look at the new listings at 3030 Spruce St and 2812 Havana St.

I also noticed there were 2 new listings in the high $100k’s (one is income qualified).

Under Contract Stapleton Homes This Week

There were 9 homes that went under contract this week which is a little slower pace than we’ve seen lately.    If you look at the 9 sales you’ll see that the more expensive homes ($600k’s and $700k’s) took a few weeks or even a few months to sell.  The less expensive homes in the $300k’s sold quicker, typically within a week.

As always, the homes that are priced well and show really well sell almost immediately, such as the listing at 8279 E 28th Place.  The listing agent on this property did a great job of staging the home and not pricing it above the market value allowing it to sell in 2 days.  Some people think if a home sells that quick they priced it to low but in my experience if it sells quickly there are usually multiple bidders and the seller gets the highest possible price.

Sold Stapleton Homes This Week

There were 11 sales this week that closed in the neighborhood.  One of the homes that sold was a live/work unit on Central Park Blvd which was interesting because there aren’t a lot of these live/work homes in Stapleton so they don’t sell often.

There are now 46 total active resale listings in Stapleton, which is still very low inventory for the size of the community.
