Welcome to our Stapleton “spec home” bonanza! In this week’s real estate update, I wanted to spend some time talking about Stapleton’s spec home market. Right now there are over 20 new homes in Stapleton’s North End that are complete or almost complete, but that don’t have buyers yet. Spec homes often have attractive pricing (builders want to sell them quickly), aren’t always on the MLS/Zillow, and may have exactly what you’re looking for without the wait! But first…

What exactly is a spec home? Also known as “quick move-in” homes, the short answer is Stapleton’s builders occasionally build brand-new homes that don’t yet have buyers lined up. So if you’re looking for a new home in Stapleton, you could purchase a brand-new spec home with the full warranty, but without waiting the typical 6-18 months for the home to be built.

9659 E. 59th Place – Parkwood Homes Painted Ladies “Fillmore” – $726,882
Located directly across from the pool in North End, this beautifully unique, 3 bed/3.5 bath, 4-story home features over 3000sqft, a 3-car tandem garage and amazing unobstructed southern views. This home is slated to be complete April 2020 – just in time for the pool’s grand opening!
Elmira Court – Infinity Homes Vive 2 – $998,382

Lennar’s NextGen Homes provide a home within a home – with a main floor apartment/suite and big 3-car garages. The Revelation floorplan allows for 3 beds/2.5 bath in the main portion of the house, plus a 1bed/1bath suite – and this home is located on a larger corner lot! This home is slated for a December 2020 completion date and is ready to tour now.
9861 N. 59th Drive – Wonderland Homes Welton – $514,900
Modern farmhouse on a large courtyard only 1 block from the North End pool! 3 beds/3.5 bath with a finished basement and attached garage! Even better? This home is eligible for Wonderland’s $8000 incentive for homes closing in 2019. Buyers can use the incentive for closing costs, appliance package (Refrigerator, washer/dryer), etc. This sweet farmhouse will be ready in late November.

11 homes went under contract this week ranging from $285,000 to $895,000 and spending about 37 days on the market.

10 Stapleton homes closed this week after an average of 34 days on the market and at about 98% of original list price.
