This Week in Central Park Real Estate 9.30.22

Friday, time to check out the latest and greatest from the Central Park real estate market.

In our weekly post we’ll show you the latest listings, under contract and sold deals from around the neighborhood.  Plus, I want to make sure we mention this new guide we just spent a lot of time building, specifically to help anyone moving here to work at Anschutz Medical Campus solve their biggest 5 problems! We also wanted to let you know that there are still some new build opportunities available.  Infinity, David Weekley, KB Home, Thrive, Boulder Creek Builders, Wonderland and Brookfield all builders still have homes available in Central Park! Most of them don’t have a lot of inventory left, but we keep in close touch with them and we can help you analyze which ones still have homes that could fit our budget and timing.

Coming Soon Listings

There are no coming soon listings at this moment.

New Listings

This week there are 11 new listings on the market in Central Park.  That’s a pretty typical amount compared to what we’re seeing each week.  And as you’ll see below, there were 9 homes that went under contract in the neighborhood last week, so the market is absorbing most, but not all, of the homes that come on the market lately. 

5408 Valentia St – $867,000

One new listing that caught my eye this week was 5408 Valentia St, a new listing by Ronda Chapleski with LIV Sotheby’s International Realty.  This townhome features 3 bedrooms, a 3rd floor living area, finished basement and nice upgrades throughout.  But the best part is the rare West-facing rooftop deck!  Plus I always liked the location of these town homes because you can just walk down to the end of the block and you’re on a massive green space with trails, parks & playgrounds.

Under Contract Homes

This week 9 homes went under contract in Central Park.  Of the nine homes, four sold in the first week on the market! And most of the rest sold in the first 2-3 weeks on the market.  So for as much doom and gloom news there is about the market most of the homes are still selling within the first 3 weeks on the market.  This can feel like a long time to some, but I think sellers will need to adjust to the new normal where not every home sells in the first weekend.  We’ve been in a really imbalanced seller’s market for a long time and that’s starting to shift a little more towards a balanced market.  

Sold Homes

All Active Homes

There are 68 total active listings on the market in Central Park at the moment. This is pretty typical with the inventory level we’ve seen so far this Fall.

Here are a four of the active listings we wanted to make sure you don’t miss (several of which have open houses this weekend!):

5901 N. Boston Court – $710,000

This beautiful Wonderland built home is located on a quiet private courtyard in the Beeler Park area of Central Park.
