This Week in Central Park Real Estate 8.6.21

Happy Friday!  Time for our weekly update on what we’re seeing in the Central Park real estate market.  Then it’s time to enjoy one of the last few weekends before kids go back to school and your schedule gets a lot busier!

Ok before we jump into the real estate I wanted to point out a few valuable pieces of content that Lisa Palladino from our team created this last week.

Ok let’s jump into the real estate!

New Listings

New Listing at 8441 E 54th Drive – Listed by Kentwood Real Estate City Properties for $875k

There are 9 new listings that went on the market in Central Park this week. That brings our total active listing count to 26 homes, which is still really low inventory.  In fact, there are just 26 homes available in Central Park, so at the current sales pace we have well under one month worth of inventory.  This, along with the fact that the median “days on market” (which is how long a home is on the market before it goes under contract) for the homes selling in Central Park is 6 days, again points to sellers still having most of the leverage.

Is everything selling immediately at any listing price?  No, we are seeing fewer showings lately and buyers are savvy…if things are overpriced they’re avoiding them.  The sellers that are getting the best results are pricing their homes in a reasonable range and letting the market decide if it wants to push it higher.

Under Contract Listings

There were 15 homes that went under contract in Central Park this week. The median days on market for these homes was just 4 days, so most homes are still gone in the first week they hit the market.

Sold Homes

13 homes closed this week in Central Park. These homes contracted for sale roughly a month ago.  The close price/list price on average was 103%, meaning on average sellers got 3% more than they were asking.

There are 26 total active listings in the neighborhood right now. Of the 26 I want to make sure you see 5905 Beeler St below listed by my teammate Mariel Ross.
