Happy Friday! Time for our weekly update on what we’re seeing in the Central Park real estate market. Then it’s time to enjoy one of the last few weekends before kids go back to school and your schedule gets a lot busier!
Ok before we jump into the real estate I wanted to point out a few valuable pieces of content that Lisa Palladino from our team created this last week.
The first one is a quick video Lisa made at Stanley Marketplace to tell you all about their new valet service. If you’ve been lately you know this is a good idea and you may want to take advantage of it if you’re heading there this weekend. Video on Stanley Valet Parking
The second is a this Youtube video Lisa made for our channel on all the fitness options in Central Park. If you let things slide this summer and you want to build some new habits as we roll into the new school year this could be valuable for you!
Ok let’s jump into the real estate!
There are 9 new listings that went on the market in Central Park this week. That brings our total active listing count to 26 homes, which is still really low inventory. In fact, there are just 26 homes available in Central Park, so at the current sales pace we have well under one month worth of inventory. This, along with the fact that the median “days on market” (which is how long a home is on the market before it goes under contract) for the homes selling in Central Park is 6 days, again points to sellers still having most of the leverage.
Is everything selling immediately at any listing price? No, we are seeing fewer showings lately and buyers are savvy…if things are overpriced they’re avoiding them. The sellers that are getting the best results are pricing their homes in a reasonable range and letting the market decide if it wants to push it higher.
Not seeing the home you want in the link above to the new listings? Maybe the new Wonderland Homes “Prominence” series is a good fit for you. Wonderland is just releasing their last 18 lots in Central Park in this modern single family home series. You can check out the 5 floorplans and lot locations here. If you’re interested please reach out (my contact info is below) and we can help you navigate the process and hopefully get one of these last lots!
There were 15 homes that went under contract in Central Park this week. The median days on market for these homes was just 4 days, so most homes are still gone in the first week they hit the market.
13 homes closed this week in Central Park. These homes contracted for sale roughly a month ago. The close price/list price on average was 103%, meaning on average sellers got 3% more than they were asking.
There are 26 total active listings in the neighborhood right now. Of the 26 I want to make sure you see 5905 Beeler St below listed by my teammate Mariel Ross.
This incredible, rare 2-story Parkwood Somerville townhome is listed by Mariel Ross from Focus Real Estate. I think buyers that tour it will love the finishes (check out the kitchen!), the open layout of the main level and the really well done backyard. It features a custom deck, water feature and low maintenance turfed yard. If you want to check this one out further we have 2 easy options for you: 1) Check out the 360 virtual tour here or 2) Come visit us this weekend, we have an open house this Saturday 8/7 from 12 – 3pm…stop by!
Need help buying or selling in Central Park? It’s what we do and we’d love to help! My contact info is below and our whole team is here to serve. Enjoy the weekend…only a few left before the kids go back to school!
**Focus sells homes for a 1.5% listing commission if you also buy your next home with us. Otherwise our fee is 2%. Neighborhood experts, reduced commissions**

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
