Happy Friday everyone! Looking for fun and impactful things to do to celebrate Earth Day tomorrow? 303 Magazine has a list of 15 events going on around the metro this weekend. Looking for something closer to home? Head out to the Rocky Mountain Arsenal National Wildlife Refuge from 11am-2pm tomorrow for their celebration, or grab your neighbors and get the kids involved with the Earth Day clean-up at the Bluff Lake Nature Center from 9am-11am. Planting trees and flowers in your own backyards and gardens is another great way to improve the environment while beautifying the neighborhood.

Before I jump into real estate, I want to make sure you saw the exciting fundraising event coming up next month on Sunday, May 21st at FlyteCo Tower. The first annual Central Park Mini Golf Classic to benefit CPUN and the Central Park Business Association will have fun activities for all. The mini golf portion will consist of 3 shotgun style tee times at 12:00pm, 2:00pm and 4:00pm. Golfers and non-golfers alike can enjoy live music, food & drink specials, a costume contest, comedians, and prize giveaways including a kids’ motorized car. New Central Park Listings

Under Contract Central Park Homes

This week 10 homes went under contract in Central Park. An interesting statistic to note is that the average number of days on market was only 5 days. This is down drastically from late 2022 and very early 2023.

All Central Park Active Homes

There are now 43 total active resale listings in Central Park. Perhaps slightly different than the greater Denver area, this seems to be making the real estate market in Central Park fairly balanced for Buyers and Sellers. As long as Sellers put in the effort to prep their home well (deep cleaning, professional staging, minor updates/repairs/painting when needed, etc.) and list the home close to market value, they can likely expect an offer fairly quickly. In some cases, multiple offers. On the flip side, Buyers can expect to have a few home options within their price range to choose from and, depending on how close to market value a home is listed for, they might be able to get a home under contract without too much competition and without waiving inspection objections like we saw in 2021 and early 2022. Every home and situation is slightly different, so it will help to have a real estate professional who specializes in Central Park on your side when buying or selling in the area.
