So … why am I leading with our buyer needs here at Focus Real Estate?

Well, this might not be surprising if you’ve been following the local real estate market. But the short story is it’s perhaps as challenging as its been in years on the buyer side to find a wonderful home. While many of our buyers have been fortunate to find homes, the reality is the market is very competitive.

Through the end of February listings were down 12.44% from the same time period in 2021 according to the Denver Metro Association of Realtors. Closed homes are down 13.31% through the end of February as compared to 2021 as well.

So the supply of homes to purchase is down, and closings are down.

But never fear, there’s good news if you’re a buyer!

There are still hundreds of listings going live every week around Denver, and our buyers are still successfully contracting on homes all the time. Also, interest rate headwind is (perhaps) going to dissuade some buyers from moving forward and purchasing. And as we march into the spring we’re anticipating more listings to go live, which should help with the supply issue.
