This Week in Central Park Real Estate 3.4.22

The Central Park real estate market is as hot as we’ve ever seen it.  Most homes are selling in the first weekend on the market and bidding wars are definitely the norm.

In this weekly update on the Central Park market this week we’ll show you all the latest listings, under contract and sold homes from around the neighborhood.  We’ll also show you our 2 newest “coming soon” listings at Focus Real Estate!

Before we jump in, we wanted to provide a couple of our most recent blog posts related to neighborhood real estate that you may find useful.

First, we wanted to share a blog post about financing that could help buyers that are feeling stuck or frustrated from losing out in bidding wars.  How can you make your financing look stronger than the other buyers you’re competing with?  How can you tap into the equity in your current home to help you buy the new home before you sell your current one?  This blog post, titled “3 Financing Tips to Help you Win a Bidding War”, can help answer those questions!

The second blog post I wanted to share was written by our teammate Lisa Palladino.  It’s a post about the A Line Townnhomes, which are the townhomes being built right in front of the Sprouts by the light rail station.  It’s exciting to see that whole transit oriented development start to build out.  We’ve received quite a few inquiries about these town homes so Lisa put together a post to provide the latest update.

There are 4 coming soon listings in Central Park at the moment.  (That just means they will be live and available for showings within the week).

Of the four, here are two that Focus Real Estate is listing this week that we’re excited to tell you about.

New Listings  

This week there are 11 new total listings on the market in Central Park.  That’s nice to see but the market needs more than that to keep up with demand. (There are only 16 total active listings in Central Park and 19 went under contract last week alone!).  Same old story, not enough listings to meet the buyer demand.

Here is one of our favorites:

5997 Geneva St: $795,000

This sleek & modern Wonderland single family home, listed by Julie Winger with Kentwood Real Estate Cherry Creek, is going to work well for a lot of buyers.  It features 4 bedrooms, a finished basement and beautiful finishes throughout.  Plus it’s just a short bike ride to the F54 pool and the park surrounding it.  I always loved the balcony of the primary bedroom on the upper level of this floor plan. Here is a link to more photos.

Under Contract Homes

This week 19 homes went under contract in Central Park.  If you’re considering buying I’m sure you’ve seen how fast things are moving.  Almost all well priced homes are selling after one week on the market and more often than not they are selling over asking price.  (Not always…some sellers have pushed their initial price too high and it results in less buyer competition and a below asking price end result.)  We have been seeing plenty of sales though that are ending up 5 -10% over the asking price.  (We’ve even seen as high as 25% over asking!)  So for sellers, we’d say start reasonable on your price and if the market wants to push it up to a higher level it will.  For buyers, you may want to look at homes a bit below your desired end price range.  If you are trying to compete on homes that are priced at your max budget you’re very likely to be spinning your wheels in the current market.  If you’d like assistance from a team of buyer’s agents that focuses on Central Park my contact info is at the bottom of the blog post.  We’re listing a lot of homes in the neighborhood, which allows us to understand what types of offers are winning.

Sold Homes

There were 12 homes that sold and closed in the neighborhood this week.  You can check those out in the link above.  You’ll probably find the prices interesting because they’ve gone up quite a bit since the end of 2021.  (Even though it’s only early March.)

All Active Homes

There are just 16 total active listings on the market in Central Park at the moment. Like we mentioned above, inventory is still way too low in terms of keeping up with buyer demand.

For Rent Homes

Not ready to buy a home yet and looking for a rental?  There are just 2 actively listed MLS rentals in Central Park right now which is more than usual.  Check those out in the link above.  Zillow is also another good source if you’re looking for a rental.
