How much could I rent my Central Park home out for?  What if it were a large Central Park single family home?  Or what if it’s condo, how much would that rent for? We created the Central Park Rental Rate Cheat Sheet to show you what all property types rent for in the neighborhood! We’ll give you that and all the latest real estate updates in this post!

Before we jump into the new, under contract and sold listings from the week in Central Park we want to share a few of our latest real estate-related blog posts with you.

First, let’s start with our teammate Mariel Ross’s monster update on new developments in and around Central Park titled “Inside Scoop: Tesla dealership rumors, Nike opens, new brewery makes waves, Natural Grocers and Carter’s open, In-N-Out update, new Indian restaurant, Next Door news, and more!” I’m starting with this post because these big update posts are far and away our most popular ones.  People love to know what’s happening in their neighborhood!  (Psst…if you want to get these updates emailed to you weekly you sign up for the Scoop here.)

Second, I wanted to share this blog post about 5 available new build townhomes that Brookfield has that all feature rooftop decks!  Priced in the $600k’s, we think this hidden inventory will be interesting to buyers, especially since the builder is offering some big financing incentives.  We just helped a buyer purchase one of these this week and they received over $25k in financing incentives to buy down their interest rate!  (Note: how much incentive the builder provides is based upon how soon the home is completed. Not all their homes will have that big of an incentive).  “5 Available Cadence Townhomes in the $600k’s with Rooftop Decks!” 

Third, I wanted to provide you with the Central Park Rental Rate Cheat Sheet we created that shows homeowners what their home could rent for if they chose to rent it out.  In our property management company, Focus Real Estate Property Management, one of first questions we’re asked by clients is “how much will my home rent for?”. So we made the cheat sheet to answer that question and we’re giving it out!  This will give homeowners a great starting point for how much their home would rent for then we come see it, take into account all the factors like location, finishes, views, layout, time of year, etc. we give them an even more zoned in rental rate.  Check out the Cheat Sheet above and let me know if you see anywhere where you think I’m off on our rental ranges. Ok, let’s jump into the real estate for the week…

New Central Park Listings

This week there are 13 new listings on the market in Central Park.  There is a nice mix of new listings in varying price ranges so it could be an active weekend for buyers that have been waiting for a few more options to come on-line.

Here is one we wanted to highlight…

2290 Uinta St: $725,000

Listed by our friend Allison Nuanes with Porchlight Real Estate Group, we think this south side single family home is going to move quickly!  We’re noticing there aren’t a lot of south side available homes so they’re getting snatched up quickly. Under Contract Central Park Homes

This week 11 homes went under contract in Central Park.  Of the 11 homes, we know of at least 3 that had multiple offers.  We listed 2 of these homes and they had great showing activity, open house traffic and multiple offers.  Interesting, especially considering most real estate headlines these days are so negative.  We’re seeing a strong increase in buyer activity in February so far. 

Sold Central Park Homes

There were 2 homes that sold and closed in the neighborhood this week and you can see those in the link above.

All Central Park Active Homes

There are 40 total active resale listings on the market in Central Park at the moment. That is a still a low inventory level, which will help keep the market somewhat balanced between buyer and seller.  

Not finding what you want as a buyer?  I have 2 ideas for you:

First, there are also these 18 new build listings that are available!  Many buyers miss these new build options and depending on the builder and the home there are often opportunities for concessions or financing incentives.  (Like the WEE cottages which have awesome 4.875% fixed rate financing incentives – learn more in this post.) Plus, many of these new builds are completely built or well on their way, so you don’t have to wait through the whole construction process. We’d love to help you explore all your new and resale home options around the neighborhood.  My contact info is at the bottom of the post.

21484 E 59th Dr:  $695,500

Second, a less expensive but still nearby option is to check out the Painted Prairie community, which our own Ashley Faller focuses on!  Right now she has this beautiful David Weekley Washburn floor plan one block south of High Prairie Park.  Located one block from High Prairie Park, this lovely 3 bed/2.5 bath (3,722 total square feet) features a highly-desirable open floor plan, a low-maintenance backyard and an additional flex dual loft space.  Listed for $695,500.  Want to learn more?
