Good news… mortgage interest rates went down significantly yesterday! That plus builders are motivated to sell some of their nearly complete homes before year end could equal a smart time to buy. (Sorry…”It’s a good time to buy” is a real estate broker cliché I try not to say too often but sometimes it slips out…). Get the details on rates, new builds in the neighborhood and see all the new listings in this week’s update on the Central Park real estate market.
Let’s cover the interest rate drop right off the bat because that’s a hot topic for buyers looking to take advantage of the less competitive real estate market. (And for sellers looking to make their homes affordable to buyers!) Yesterday, when the inflation numbers came out the interest rates dropped from the 7%’s to the 6%’s, which has a huge impact on the monthly costs of home ownership. New Listings
This week there are 7 new listings on the market in Central Park. Of the 7, here are a few we wanted to highlight:

This “Cadence” new build townhome, build by Brookfield Residential, is nearly complete! No need to wait through the whole construction process, just jump in now and be closed within a few months. This home features 4 bedrooms, 4 bathrooms and it’s just around the corner from an awesome pocket park! This one could also make an interesting low maintenance rental property. Under Contract Homes
This week 9 homes went under contract in Central Park. Of the nine homes, five sold in the first week on the market! As we’re stressing to our seller clients, you want to be the best value in your price segment so your home will get attention and be one of the ones that moves quickly, which typically results in getting the best price.
Not finding what you want in the resale real estate market? Reminder that there are some motivated new build homes available too! We’re seeing some motivated builders that are willing to negotiate on their homes that are coming to a finish and could close soon. Infinity, David Weekley Homes, KB Home, Boulder Creek Builders and Brookfield Residential all have homes available in Central Park! There were 10 homes that sold and closed in the neighborhood this week.
All Active Homes
There are 75 total active listings on the market in Central Park at the moment. This includes the new build options that are listed in the MLS, which is about 22 of them. So in terms of resale we have around 53 homes on the market.
For Rent Homes

They range from townhomes up to a stunning corner lot Infinity home in the quiet Central Park North. You can check those out in the link above.
