KB Home Stapleton Inventory Update!

Interested in building a KB Home in Stapleton? If the answer is yes you may have been waiting for a while because inventory has been low! This $400k price range is one of the hottest there is so things have sold out quickly.  Luckily more inventory is on the way soon so check out this post for the Scoop!

KB Home is currently building their “Tallgrass” detached single family home collection and their paired home collection. The single family homes are going in the mid $400k’s and the paired homes are going in the lower $400k’s (these are “all in” prices after you take into account base price + lot premium + structural selections (fireplace, basement finish, etc) + design center finishes (tile, cabinets, hardwoods, etc).

The purpose of this post will be to update you on the available and up-coming inventory for each of the home series being offered by KB Home in Stapleton. Once you review it if you think you’d be interested in building a KB Home I’d love to have the chance to help you as your buyer’s agent. The builder pays my commission and you pay the same price whether you have an agent or no so why not have an independent advocate who has gone through the process many times before on your side?

Inventory Information:

KB Home “Tallgrass” Collection:

Currently there are no homes or home sites available in this collection…but that is about to change! KB Home will be building detached homes in Stapleton’s latest neighborhood, Wicker Park, and the lots will start to be released in a few weeks (mid October 2015). They will have 27 lots in Wicker Park. If you look at this overall Stapleton map of the new high school) Now that you have your bearings you can check out this zoomed in Wicker Park map where I’ve highlighted their 27 lots. These homes will close in the mid to upper $400k’s and they’ll likely be complete in Summer 2016. (It’s construction so it’s hard to say for sure when they’ll be done)

I’m not sure if KB will be building their detached homes in the Bluff Lake (Aurora) piece of Stapleton that is starting in 2016. (Here is article for info on this Aurora piece of Stapleton)

If you are interested in this series you need to get on their interest list. To do that you have to talk to their sales rep and get prequalified through their lender. You don’t have to go with their lender but they want to at least see you are qualified. Several of their plans (the Sunflower and Primrose) will be very limited in this area so if you want one of those you need to get your name in their lottery which will happen later in October.

KB Home “Paired Homes” Collection:

Currently there are no paired homes or home sites available but similar to the collection above they will be adding inventory soon. KB will have 27 lots in Wicker Park (Map showing lots). These lots will start to be released October 17th so if you are interested you need to get on their interest list now so you’ll be notified when it’s time to move forward. They will release 4 lots at first and those will be sold on a first come first serve basis. If you are on their list though and you miss out on one of those you can go ahead and reserve one of their future lots. Once it’s released you would have the first right of refusal (meaning the first option to buy it) if you like the price they give you at the time of the release. There is no risk in this strategy, you just have to put down a $1,000 fully refundable check to reserve a lot. These first homes that will be sold will probably be complete around early Summer 2016.

So that is the update on what KB Home has available coming soon in Stapleton. Again, if you are thinking about buying resale or new in Stapleton I’d love to help as your buyer’s agent.
