This Week in Central Park Real Estate 10.29.21

Happy Halloween, Central Park Scoop!  I hope everyone has their costumes designed around heavy winter coats as the forecast is calling for possible snow!  In Denver, it seems like Halloween is either snow-filled and cold or absolutely beautiful and warm, but that’s life in Denver!

While the weather is cooling down, the real estate market is staying pretty steady from what we’ve been seeing these past few weeks:  One week we have several new listings, and the next week there might be three. 

If you are looking to purchase a new home, but you’re not really into the resale buying game, there are still plenty of options to build in the North End.  *Hint* if you’d like to stay in the know with what’s happening in the North End, check out our website, HomesInNorthEnd.com.  Upon signing up, you will get an email with a new builder cheat sheet which details out all the builders, size, bedroom count, and likely all-in price.

One of the builders who has great inventory is David Weekley.  David Weekley is building both single family and paired homes.  If you would like a new home, but don’t want to go through the design center process, David Weekley has made it easy.  All of their homes have the structural and designs chosen so you can know instantly what your all-in price is.  Single family homes are priced in the high $700ks, and the paired homes are in the mid $600ks.  These homes are scheduled to be move-in ready in Q2 (March-May) of 2022.  They will be releasing information for their popular row homes within the next month.  For more information, check out this post,  David Weekley Homes New Builds Available Now in Central Park.

Onto the Central Park real estate market:

New Listings

This week we only saw 4 new listings.  As we get closer to the holiday season, I suspect we will continue to see the trend of only a few new listings a week.  One of my favorites is 11258 E 25th Drive.  This darling Boulder Creek home is in an awesome location on the south side of the neighborhood.  Boulder Creek homes are known for their high-end finishes and awesome layout.  This particular home features 2 bedrooms and 2 bathrooms with a beautifully landscaped backyard.  Listed at $625k by Porchlight Real Estate Group.

Under Contract Homes

Sold Homes

And this week we welcome 21 new homeowners.  The average days on market was 7 and the average close price was $737,226.  So even though we are not seeing as many new listings as we do in the spring, it is obvious that there are plenty of buyers wanting to be in Central Park. 

All Active Homes

Currently there are 18 homes on the market in Central Park.  These homes range in price from $349,000 up to $1,400,000.
