This Week in Central Park Real Estate 10.2.20

Can you believe it’s already the beginning of October?  This is my favorite time of year.  It’s the time of year when the weather begins to cool, the landscape turns colorful with the leaves falling and we all know ski season is right around the corner.

Along with the changing of the seasons, so are the home sites in the final phase of the North End!  Just this week we saw quite a bit of new activity from several of the builders.

First, KB has opened their Starlight model home.  There are only six lots in this first release – all of which are incredible lots.  For more information, check out this blog post.

Next, Joe has the inside scoop on Infinity.  There are still a few lots left in their first release.

If you have been contemplating a Thrive home, HERE is the latest scoop on those.

No construction on the homes have started just yet, but will very soon.  We’d love to keep you up-to-date on all the North End construction happenings.  Sign up at HomesInNorthEnd.com to receive the latest updates.

Now, onto the Central Park real estate market for this week.

New Central Park Listings

This week we saw 10 new listings.

Lisa Palladino of Focus Real Estate is listing this fabulous KB Paired home in the Bluff Lake neighborhood (Denver side).  11557 E. 26th is only a year old so it definitely still lives like a brand-new home.  This home features 4 bedrooms, 4 bathrooms, 2,803 square feet including a finished basement!

Under Contract Central Park Listings

This week we saw 17 listings go under contract!  The average days on market before going under contract was 22.  This is definitely an indicator of a strong real estate market in the neighborhood.  If you are contemplating selling your home, this is a fantastic time to do it as the inventory is so low and the buyer demand continues to be high.  Check out this article, “How to win a bidding war in Denver right now” for some insider information on becoming a competitive buyer in this market.

Sold Central Park Listings

This week we welcome 22 new Central Park homeowners.

All Active Central Park Listings

There are currently 36 properties on the market right now in our neighborhood.  One of my favorites is 9856 E. 27th Drive in Eastbridge.  This McStain corner lot home sits right in front of the beautiful Arc Park.  I love the wraparound porch, four bedrooms on one level as well as the basement.  5 bed/5 bath, 4,126 square feet, $950k.  Listed by Shaylisa Turner of Porchlight Real Estate Group.

Central Park Rentals

Not ready to buy just yet?  Check out some of these awesome rentals in the neighborhood.

If you are thinking about listing, now is a great time (demand high, inventory extremely low).  I’d love to chat about what we have to offer as the neighborhood expert brokerage.

A lot of our buyer clients are building new in Stapleton because the builders have inventory, you can pick your own finishes and you don’t have the stress/headache of multiple bidders.  Here is a new home building FAQ we’re always adding to that you may find valuable.

If I can be of service as a Central Park based real estate broker, please let me know.  I’d love to help.

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
