This Week in Central Park Real Estate 1.20.23

Now that the holidays are over and the kiddos are (hopefully!) settled back in school, we are seeing buyers beginning to check out the market again in higher numbers. New resale homes are beginning to pop up and several QMI (quick move in) homes are hitting the market with a lot more to come from builders over the next few months. Want a quick recap of what seems to be trending so far for 2023? Our 2023 Denver Real Estate Market Update will catch you up to speed!

Before I dive into the current numbers here in Central Park, let’s do a roundup of what else is happening at the moment!

You can always count on three things you need to do when January rolls around, summer camp sign up, School Choice, if it’s your time, and attending the Stock Show!

Ashley Faller graciously compiles as many camps as she is aware of into a document each year to help neighbors navigate and piece together camps that work for them. Check out the Central Park Scoop’s 2023 Summer Camp Guide (with downloadable PDF)  to get the latest version!

Run a camp or know of one not listed? Feel free to reach out to her with details to get it added! Ashley@focus-realtors.com

School Choice Round 1 has begun and runs until February 14th at 4:00pm. Here is a helpful blog to assist with understanding the process and also links to resources within DPS. I updated the blog to include the DPS link for Universal Preschool (UPK Colorado) which will help families navigate this new program that begins in the 2023-24 school year.

This weekend is the final weekend of the 2023 National Western Stock Show. Lisa brings you some excellent insight on the show here.  If you make it out there this weekend, one of my favorite things to geek out over is the Stock Dog Trials. As a Border Collie owner, I am always impressed with their intelligence and agility to navigate their given tasks!

Joe has the scoop on the new Infinity releases here in  “What’s New with Infinity in 2023, Lots!”

Ashley has the scoop on Parkwood Homes out at Painted Prairie. They have 2 QMI or “spec homes” available. Check out her blog, “Huge Savings on a Brand New Parkwood in Painted Prairie” for more information.

Now, onto this week’s Real Estate!

New Listings

This week we had 6 new resale listings hit the market in Central Park.

Check out this new listing that caught our eye:

Listed by Tara Wendt of Milehimodern for $725,000, this 3 bed/ 3 bath paired ranch home is a corner unit with beautiful mountain views! Located in the North End, with access to some of the best amenities in CP (F54 pool, Rocky Mountain Arsenal and the new pickle ball courts), the modern touches and open floorplan make this home feel turn key and the perfect location to entertain year round!

8751 E 52nd Pl

This Infinity Vue 3, listed by Melinda Howlett and Ashley Howlett of Compass, is situated on “Pizza Park” in the Willow Park East Neighborhood. It boasts 5 bedrooms, a finished basement and great outdoor living space! Under Contract Homes

This past week 6 homes went under contract in the neighborhood.

Sold Homes

There were 3 homes that closed last week ranging from $615,450 to $1,325,000. If you’re curious what your home is worth, we’re always happy to do a free, no-obligation valuation if you’re considering a future sale.

All Active Homes

There are 20 active resale listings on the market in Central Park right now, with another 19 homes that are either quick move-in or ready to be built.

While resale numbers are not soaring at the moment, buyers do have a lot of options when it comes to their next home between resale, QMI, or dirt start. Interested in discussing what would work best for you or when is a great time to put your home on the market? Give me a shout!

Finally, I wanted to mention our new Living Near Anschutz Guide (www.livingnearanschutz.com) for anyone thinking about moving to Denver for a job on CU, Children’s, the VA, or somewhere else on campus. If you’re wanting to learn more about living near Anschutz, local restaurants, what the commute looks like, and where to live, our team would love to help.
