This Week in Stapleton Real Estate

Did you know some of the builders are starting to sell lots in Stapleton’s last (that’s right, last!) neighborhood, called “North End”?

In this week’s update on the Stapleton real estate market you can learn about that, a special coming soon listing we have in Eastbridge and as always you can check out the new, under contract and sold listings from around the neighborhood.

New Stapleton Listings This Week

It’s late Spring which is prime real estate selling season so we have a lot of new listings to tell you about this week.   Not so much….there were actually only 3 new listings that hit the market this week so people may be more focused on vacation than making their move.

Of the three new listings 9171 E 33rd Ave, listed by Amy Frankmore,  is the one that caught my eye.  It’s a South-facing Infinity home right on 80 acre Central Park!

 

 

 

 

Under Contract Stapleton Homes This Week

There were 20 homes that went under contract in the last week and over half were under contract in the first week!  Other listings, which are typically over-priced and/or don’t show well, are lingering for up to a few months.  That can make it a tricky situation as a buyer.  We advise our buyers to pay attention to how long homes have been on the market and how much competition they’re up against from other buyers.  On some homes buyers have to come in with really competitive offers (escalation clauses, waiving the appraisal “out”, minimizing inspections, some non-refundable earnest money after inspections, etc) and on other homes they’re the only ones bidding so they don’t need to be as aggressive because there is no competition.  It’s important to know which situation you’re in as a buyer.

Based on how quick homes are going under contact and our current total Stapleton inventory of 28 active listings we have 2 weeks of inventory!  This is REALLY low and we’re hoping we see some new inventory next weekend after the long Memorial Day weekend.

There are just 28 total active listings in Stapleton in all price ranges!  That is extremely low inventory for this time of year.

If you don’t see any you like in the link above here are 9 complete or nearly complete new home options that are available now!  Typically on the new build homes buyers don’t have any leverage in this market to negotiate but a couple of these have been around a while and on those there could be some wiggle room.

Still not finding what you’re looking for?  Maybe something in Stapleton’s new neighborhood, “North End”, will be the answer.  Haven’t heard of “North End”?  That’s because Stapleton’s developer, Forest City, hasn’t really started marketing it yet.  But they will soon, so expect to hear more.  North End is the neighborhood to the East of Beeler Park, the neighborhood that’s wrapping up now.  Take a look at this overall map of Stapleton.  Beeler Park is the thumb bring shaped area at the top of the map and North end is all the residential neighborhood to the East of Beeler Park.  Many of the same builders will be there, some lots will have spectacular mountain views, there are 2 schools slated for the area, the biggest pool in Stapleton will be there and plenty of open green space.  Lots to like, I’ll keep you posted as I learn more.

So which builders are selling lots in North End now?  Just KB Home as far as I know.  They just released 14 of their paired homes that will typically end up in the high $400k’s all in.  If you want more info on these send us an email, we have some details but nothing that’s easy to share here.  We’ll be watching North End & keeping you posted as more builders start to release lots.  If you think it could be the right fit or you want to explore the lot map with us let us know, the early birds usually get the best lots!

Lastly, we want to give you a heads up on an exciting new listing we have coming up in early June in Stapleton’s Eastbridge neighborhood.  Walk to Eastbridge Town Center or hop on the bike and stroll over to Stanley.  It’s a Thrive Home Builders (formerly New Town) “Monaco” floor plan.  It  has roughly 4,000 finished sf, an open layout on the main level, 4 bedrooms up (rare!), a finished basement adding a 5th bedroom and a decked out carriage home over the garage!  The sellers are netting over $2k per month in Air B&B rental income from renting out the completely separate carriage house!  Want a house and a rental property that will offset most of your mortgage…this is it! Plus in the last few years they’ve installed a new roof, new ACs/new furnaces (for both the house and the carriage home), interior paint, exterior paint, carpet, landscaping & more!  Price will be $775k and we expect to list it around June 8th.  Let us know if you’re interested and we can get you in as soon as the sellers are ready.
