This Week in Central Park Real Estate 1.15.21

Over the years, posts about residential and commercial development in the neighborhood have consistently been our most popular here at the Central Park Scoop. This week we shared some exciting updates. If you missed Mariel Ross’ latest post or any of our commercial and retail development posts from the past year, you can catch up here. Among the many businesses coming to Central Park are Restore Hyper Wellness + Cryotherapy, Blue Sky Nails & Spa, Dirty Laundry (no it’s not a laundromat….but it’s right next a dry cleaners. And no….you’re not required to air any dirty laundry), and Natural Grocers.

There were also some exciting developments on the residential side of real estate this week. The first renderings of the North End parks and greenways were released. We’re pretty excited at the prospect of more outdoor spaces to explore.

Clearly, we’re not alone in our excitement about the North End development. New construction lots are a hot commodity. The builders that are actively contracting on new homes are selling out quickly, while interest lists are getting long for the builders that have yet to break ground in the second phase of North End; the 12th and final neighborhood within Central Park. Nine builders have been awarded lots in this phase of development. Some builders are offering the same plans they’ve built in previous phases, while other builders are introducing new or redesigned floor plans. You can see what Boulder Creek, Brookfield, David Weekley, Infinity, KB, Lennar, Parkwood, Thrive and Wonderland will be offering here.

Now, onto the resale side of residential real estate.

New Listings

12 new listings hit the market this week. Properties range from a 1 bed, 1 bath condo listed for $299,875 to a 4 bed, 4 bath single family home listed for $799,900.

The Modern Farmhouse with ample outdoor space

This gorgeous Wonderland home faces south on an inviting courtyard just 1 block north of the Filing 54 Pool. The home has 4 beds, 4 baths, an attached 2 car garage, low-maintenance turf yard and a sizable “bonus” yard. Flooded with natural light and featuring upgraded finishes throughout. You’ll love the white shaker cabinets, quartz counters, geometric tile backsplash and matte black hardware adorning the kitchen. Showings start Friday 1/15/2021 with an open house 12:00-2:00pm on Saturday 1/16/2021 (please be patient as only 1 party is allowed at a time). Listed by Kailee Ackerman with Focus Real Estate.

The Contemporary Townhome close to everything

Gleaming bamboo floors flow throughout the main level of this open-concept 3 bed, 4 bath home. This former model home boasts an upgraded kitchen with large center island and 6-burner gas range. Soaring ceilings, a 5-piece bath, walk-in closet and a private balcony create a luxurious owner’s retreat. Additional features include a finished basement, private low-maintenance yard and a detached 2-car garage. Showings start Friday 1/15/2021 with an open house 12:00-2:00pm on Saturday 1/16/2021. Listed by Ashley Faller with Focus Real Estate.

Under Contract Listings

17 properties went under contract this week. 15 of the properties were on the market for 4 days or less. Clearly the resale market hasn’t slowed down in the new year.

Sold Listings

8 properties closed this week. Half of the homes are south of I-70 and half are north. Congrats to the new homeowners and welcome to the neighborhood.

There are only 15 properties for sale in Central Park. If you’re one of the many Buyers looking to purchase a home right now, here are some tips on how to make a strong offer and win a bidding war; courtesy of our team at Focus Real Estate.

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
