In this week’s update on the Central Park real estate market, we have plenty to share with you including the latest listings, open houses for the weekend and 3 brand new rentals we just listed in the neighborhood!

On to the neighborhood real estate…
New Listings
This week 22 new and coming soon resale listings hit the market in Central Park. You can see those in the link above. With these new listings added, the market now has 106 total active homes available in Central Park. Inventory has ticked up for sure. It’s been a while since there were over 100 available listings in the neighborhood. We’re seeing home oftentimes selling after several weekends on the market, although some are still going away in the first week.
Here are a couple that we wanted to point out…
11068 E 27th Ave: $910,000
This stunning 4-bed, 3.5 bath Central Park home is just minutes from Anschutz Medical Complex, Stanley Marketplace and Eastbridge Town Center! Under Contract Homes
There were 14 homes that went under contract in Central Park in the last week. Looking at these sales and what we’re seeing in the market in general, it feels like homes that are $750k or less are moving quicker than ones in the more expensive price ranges. We suspect this is because the more expensive homes typically are homes that “move up buyers” purchase. By that I mean someone that already has a home they will sell and move up to the higher price range. Right now, the vast majority of those homeowners that would sell and move up aren’t doing it because they are “locked in” to their home with a great interest rate they can’t give up. To me this is the main reason we’re seeing some inventory in the $1M+ range that’s not moving as quickly as the lower price ranges.
