This Week in Central Park Denver Real Estate 3.29.24

9651 E. 59th was just listed for $925,000

Spring is officially here! Here at the Scoop and Focus Real Estate we’re excited that the weather is warming up … and with that the Denver and Central Park markets are heating up, too.

Before we go further, I wanted to pause on one of our recent Scoop posts “Top 3 window issues in Denver’s Central Park.”

With spring here and home improvement season also in full swing, this might be a great time to see if your windows are ready for the summer rain, hail, and sun.

Chris at Window Doctor

Here’s a quick excerpt from the post related to something we’re seeing in a lot of our clients’ Central Park homes these days:

“2.      Failed Insulated Glass Units

Looking through your windows shouldn’t come with a built-in fog effect. That fog, staining, condensation, or extra colors is indicative of a failure of the insulated glass unit (the dual pane glass component that you look through on your window)

The hermetic seal between the two panes of glass and spacer that make up your insulated glass unit (“IGU”) can fail over time, which allows naturally occurring water vapor to intrude and condensate causing that staining.

Fortunately, this too is a relatively straightforward fix. This IGU can be replaced leaving the window otherwise intact.”

Speaking of Scoop posts, check out Joe Phillips’ post “Celebrating Spring and Easter in Central Park Denver.” Our team here at the Scoop and Focus will have a booth at the Conservatory Green Egg Hunt tomorrow – we’d love to see you!

Saturday, March 30: 10:00 am – 12:00 pm
Location: Northfield Blvd and Yosemite St

Please sign up via the Conservatory Green Egg Hunt Facebook Page if you are interested. *This event does hit capacity each year!

We’ll be passing out sunglasses, seeds, and also will have a fun giveaway!

This week we saw 9 new non-builder listings in the neighborhood.

Under Contract Homes

Right now there are 19 homes that are pending (meaning they are under contract, but have not yet closed).

14 homes closed this past week.

Last but not least, there are a few opportunities to build / buy with one of our favorite builders, Infinity Homes, in Central Park’s North End neighborhood

We also following Infinity to two new neighborhoods. If you’re an Infinity fan, the Canyons in Denver’s Castle Pines is another neighborhood Infinity is building in. Lyric in Lone Tree has new Infinity lots coming online soon (exciting!). Lyric has been described by our builder friends as a “Central Park-similar” neighborhood, so I included a map of Lyric toward the bottom of this post so you can see where it’s located.

Please reach out if you’d like to learn more about building with Infinity.

Last but not least, below is a quick map showing where Lyric is located in south Denver.

Infinity, Shea, Thrive, and more are building in this “Central Park-similar” neighborhood just south of the DTC.

I’d love to help answer any questions you have!
