This Week in Central Park Denver Real Estate 3.15.24

Happy second snow day!  Hopefully you have a slow day, so you get to stay inside, get warm and enjoy our weekly update on the neighborhood real estate.  We have lots to share with you including several new listings, 2 open houses, 4 new rental properties available soon and more!

Under Contract Homes 

There were 22 homes that went under contract in Central Park in the last week. Of the under contract listings 14 of the 22 went under contract in the first week.  (Insert your own real estate dad joke here about it being cold outside but hot in the real estate market!)

Sold Homes 

There were 5 homes that closed in the past week, in a variety of price segments.  If you like to watch the market and see what things are moving for you can peruse those sales in the link above.   

All Active Homes 

There are 49 total resale active resale listings on the market in Central Park right now.  This is really low considering the size of the neighborhood.  We expect we’ll start to see more inventory coming on the market after spring break in a few weeks.

Curious how much your home would rent for in Central Park?  Here’s the Cheat Sheet we made for you! Side note:  If you purchased your home before March 2022, you probably have a really low interest rate and your home would likely be cash flow positive as a rental!  We’re happy to explore that with you if you’re thinking about renting out your home.  If you purchased after that date your interest rate is likely higher and you’re not likely to have positive cash flow.  Just an interesting rule of thumb we’ve discovered as we help homeowners decide if they should rent out their home or sell it.
