Stapleton Named 4th Best Selling Master Planned Community in Country!

Congrats to Stapleton for being the 4th best selling master planned community in the country in 2015!

It makes sense, the market is hot and Stapleton offers the location, amenities, diverse housing styles and lifestyle that so many Denver buyers crave.  In fact, 1,213 buyers purchased homes in 2015 alone in Stapleton!  (665 new builds and 548 resale transactions)

Check out the press release below for more information on the award and scroll to the bottom to learn which 3 neighborhoods were at the top of the list.  (I was curious!)

STAPLETON DENVER NAMED NUMBER FOUR BEST-SELLING MASTER PLANNED COMMUNITY IN NATION

Success Attributed to Diverse Mix of Homes Available As Build-out Continues North of I-70

(DENVER) – February 3, 2016 Forest City Stapleton is proud to announce that it has been named the #4 best-selling master planned community in the nation in 2015 by Robert Charles Lesser & Co (RCLCO), with a total of 665 new homes sold last year. This ranking was propelled by Stapleton’s diverse mix of home products and designs, which are attracting a wide range of homebuyers. From affordable townhomes and duplexes to Ranch-style homes for empty nesters and innovative single-family homes, Stapleton offers something for buyers at every life stage and at every price point.

“Our newest neighborhoods continue to provide a diverse mix of builders, home types, and pricing which combine fantastic parks, open space, and schools—all making Stapleton a popular place for people to call home,” said Lisa Hall, Community Development Director at Forest City Stapleton, Inc. “In addition to the 665 new homes that sold in 2015, there were 548 resale homes in Stapleton. Interestingly, 30% of the people selling their homes in Stapleton were doing so to purchase a new home also in Stapleton, demonstrating the pride of ownership in this community.”

Forest City Stapleton has been hard at work creating several new Denver neighborhoods north of I-70 over the last three years, Conservatory Green, Willow Park East and Wicker Park, the eighth, ninth and tenth neighborhoods respectively, which have proven incredibly successful. Each were designed to continue Stapleton’s successful formula of strong community engagement, award-winning parks and schools and appealing new home designs. Forest City Stapleton has delivered on its promise: sales are exceeding projections, two new pools have been added, public parks are being completed, numerous restaurants and businesses have moved into the area, and residents are enjoying the unparalleled lifestyle afforded in the community. Several new Denver Public Schools have found a home in the community as well, including High Tech Elementary, Northfield High School and INSPIRE Elementary, which will open fall of this year and will serve Stapleton and surrounding neighborhoods.

“Forest City’s Stapleton community is one of the most unique examples of adaptive reuse anywhere in the country.  Today a classic neighborhood development theme characterized by parks, walking paths, tree-lined streets and architecturally diverse homes have proven just how successful the reinvention of the Stapleton International Airport has been,” said Kenneth S. Perlman, Principal for John Burns Real Estate Consulting. “Excellent execution by the developer, a strong Denver housing market in 2015 and a location that is within minutes of downtown are a great combination that helped Stapleton grow to 665 new home sales, a 31% increase over the year before. We expect even more growth at Stapleton in 2016 with the opening of commuter rail stations connecting Stapleton to downtown Denver and Denver International Airport.”

Numerous new businesses are moving into the area including a new Town Center in Eastbridge, which will feature upscale dining and retail and will be anchored by King Soopers and many new restaurants and shops in Northfield.

“I love helping home buyers and sellers in Stapleton because I truly believe the neighborhood is unique in terms of all it has to offer,”  said local Realtor and creator of Stapleton Scoop, Joe Phillips. “The buyers are often young families who want great schools for their kids, functional well-designed homes, neighborhood amenities and they want a location that’s convenient to all that Denver has to offer.  Stapleton is a great fit!  Once they live here for a while they really buy into the community and that’s why so many people move within the neighborhood.  Their needs in terms of what they need from their home change but they still want to stay in the community they love.”

Ok so who beat out Stapleton with even more sales in 2015?

First place was a large retirement community in Florida called “The Villages” (no jealousy here, even the website feels like a retirement website)

Second place was a huge community in Orange County California called “The Irvine Ranch” (again, no thanks)

Third place was a community outside of Jacksonville Florida called “Nocatee” (This place looks like Disneyland…water parks!  Little bit of jealousy here but probably just cause its snowy out and this place looks like vacation)

Congrats again to Stapleton and to Forest City for the amazing growth in 2015!  Having a great product to sell as a real estate broker makes life a lot easier.
