As I shared during my recent Great Day Colorado segment, spring in Colorado brings more than warmer weather – it also brings moisture risks homeowners shouldn’t ignore. Rising temperatures, melting snow, freeze-thaw cycles, and seasonal storms can quietly create costly issues around your home, making this the perfect time to check how your property manages water before minor concerns become major repairs.
1. Keep Water Moving Away from the Home
Make sure gutters and downspouts are clear and draining several feet away from the foundation. Overflowing gutters are one of the most common causes of moisture intrusion.
2. Check Soil Grading Around the Foundation
The ground around your home should slope away, not toward it. Pooling water near the foundation can lead to basement seepage, crawlspace moisture, or structural movement over time.
3. Inspect Basements and Crawlspaces
Look for damp smells, staining, visible mold, condensation, or efflorescence (white chalky residue). These are signs moisture may already be present.
4. Test Sump Pumps Before Heavy Rain
If your home has a sump pump, now is the time to verify it works properly – before spring storms test it for you.
5. Don’t Ignore Small Warning Signs
Peeling paint, warped trim, fogged windows, or musty odors can all point to hidden moisture concerns.
