New “Wee Cottages” Available Now in Central Park! (*with incentives!)
Did you know there are still a few new build home opportunities available in Central Park? There are! “WEE Cottages”, a home series built by Boulder Creek Builders (“BCB”) are available now with all-in pricing in the upper $500k’s!
These homes are geared towards buyers wanting a smaller footprint single-family home (think ~ 900 – 1,400 sf) facing onto a shared grassy courtyard and an easy low maintenance lifestyle.
In this quick post, we’ll show you the available homes/lots, the pricing, info on builder incentives (think appliances & interest rate buy down money!) & more. Plus, I’ll tell you about my personal favorite of these available homes that I think has the best floor plan and lot!
Available Lots & Homes:
Let’s start with the available lots and homes. Here is a useful brochure that shows you the location of the cluster of homes that BCB is building around a shared courtyard in the “North End” sub neighborhood of Central Park. I personally love the North End — there is a ton of open space, mountain views, a few pickle ball courts and easy access to all the biking/hiking trails in the Rocky Mountain Arsenal National Wildlife Refuge.
The brochure in the link above will show you which lots are currently available, their all-in pricing, and information on what the 2 HOAs cover for owners. Regarding the pricing, the pricing listed in the upper $500k’s includes all upgrades and includes a bonus washer, dryer and fridge! (Those normally aren’t included on new builds.) So, you don’t have to worry about the price starting at one point and ending way higher — this pricing is your final price.
So, which one is my favorite of the available lots? I’d say take a look at the Plan 4+ on Lot “10221”. First, it’s my favorite plan because it’s the largest home, and it features 3 bedrooms & 2 full bathrooms upstairs. (You can see the floorplan here.) Second, if you look at the lot map in the brochure above, you’ll see it’s one of the larger lots, which should result in some really nice outdoor space. These homes aren’t large, so I think getting one with some outdoor space that you could make really functional is important. If the Plan 4+ is not available by the time you read this I’d check out this Plan 4 on Lot “10231”.
Timing:
When will these homes be completed? The builder is expecting completion dates from October – December 2024! We’ve done enough new builds at this point to know to warn people that delays can happen and if some of these are completed in early 2025 we wouldn’t be surprised at all.
Buyer Incentives:
The real estate market is not as white hot as it once was. It’s not uncommon now for builders to offer some incentives, and in this case BCB is offering some nice ones! They’re including washer, dryer, and fridge on these homes, and if you use their lender, they’re offering a $25,000 financing incentive! That could help you buy down your interest rate and/or cover your closing costs!
