The Latest Homes from Boulder Creek Builders in Stapleton

Boulder Creek Builders fills a much needed niche in the Stapleton real estate market, ranch style homes.  They build beautiful one story patio homes with high quality exteriors, 2-4 bedrooms and finished basements available for those that want to add a little extra space.

In this post I’ll give you an update on what Boulder Creek is building now in Stapleton and what they’re up to in the near future.  If this isn’t exactly what you’re looking for, here are updates on what all the Stapleton builders have to offer.

Boulder Creek has two series planned for Stapleton, their existing “Possibilities” collection of single family homes, being built in Beeler Park and Bluff Lake, and their up-coming “Wee Cottages” series which will eventually be in Beeler Park. Let’s cover each separately below.

New listing!

“Possibilities” Collection:

The Possibilities collection is their single family ranch style home that they’ve been building in Stapleton for a few years.

Their main target market has historically been anyone wanting a low maintenance, “lock and leave” lifestyle ranch home with great finishes.  I’m finding that doctors,  frequent travelers and grandparents who want to be close to their grandkids are all liking the floor plans.  In the past these homes had higher monthly HOA fees (around $250 per month) that covered a lot but that has evolved and they now have a lower monthly HOA fee of $125 per month.  It covers less (it covers landscaping, snow removal, and exterior paint) but it also gets that fixed monthly cost down which is important to a lot of buyers.

There are 4 floor plans in the series and they range in finished sf from roughly 1,370 all the way up to 2,840 if you choose to buy the optional finished basement option.   The plans all have 2 bedrooms on the main level, including the master bedroom.  The finished basements can add 2 more bedrooms so each plan can be up to 4 bedrooms if that’s what the buyer wants.

There is a model home that is open and available for tours in Conservatory Green.  The model is located at 8133 E 49th Pl Denver, CO 80238.  You can also see renderings, floor plans and virtual tours here.

Boulder Creek Builders is building these Possibilities homes in two distinct areas of Stapleton, Bluff Lake (South of I-70 located in Aurora near the Stanley Marketplace) or Beeler Park (North of I-70 just to the West of the Rocky Mountain Arsenal National Wildlife Refuge).

Bluff Lake:

The Boulder Creek Builder Possibilities homes in Bluff Lake are selling well.  The area does have a lot going for it including close access to the Fitzsimmons Medical Campus, new Fitzsimmons light rail stop (under construction), new $16M Moorhead Recreation Center (now complete!), new 25 acre park (under construction) and the new $30M Stanley Marketplace (now almost fully open).  This area is booming as you can see!

New Listing- living room

Currently Boulder Creek has 8 available homes in Bluff Lake and 6 more coming in the near future. They have the Entice, Spirit and Dream plans available.  Here are the floor plans if you want to check them out. Here is a lot map and the current pricing on the available Boulder Creek Builders homes in Bluff lake.  Note that these mid $500k’s prices include all finishes and buyers can choose to add on a basement if they want.  I personally like the ones on 25th Drive that face towards the KB paired homes.

The Possibilities homes in this area will be in the mid $500k’s.

The potential downside to this area for some buyers will be the homes are located in Aurora which means it’s located in a school district that is not as highly a rated as the Denver based Stapleton schools.  There are plans to improve the ratings underway (for example they are working on opening a DSST middle school/high school in the area..stay tuned!) but it’s early in those plans and I think the school ratings will turn off some buyers.

Beeler Park:

If you like the homes but you want to be in the Stapleton part of the Denver public school district Boulder Creek is also building this series in the Beeler Park area of Stapleton.

Currently Boulder Creek has 7 available homes in Beeler Park and more coming in the future. They have the Entice, Spirit and Reimagine plans available.  Again, here are the floor plans if you want to check them out as well as info on the available lots and pricing for the Boulder Creek homes in Beeler Park.  Note that these mid $500k’s prices include all finishes and buyers can choose to add on a basement if they want. In this area I like the South facing lots on 59th the best.

The Possibilities homes in this area will also likely be in the mid $500k’s.

“Wee Cottages” Collection:

Boulder Creek Builders will also be building a smaller two story product that’s around 900 – 1,100 sf.  These have been in the planning phase for quite a while but they’re still not released so I don’t have additional information on these yet.  Stay tuned!
