KB Home: Stapleton Market Update

You may have seen the KB Home models just South of MLK and Uinta in Stapleton…so what’s new with KB?  I stopped by the sales office recently and spoke  with Todd and Theresa, their sales reps.  KB has some interesting things going on.  First, they are now offering a basement as an option on some of their paired homes.  I think that’s a great move, I remember hearing people say that if those had basements they would make sense but without them they felt a little small.  The basement option is $12k and it sounds like almost all the buyers are adding that option.  (The $12k is to have the basement in an unfinished state..that’s not a finished basement to be clear).  They’ve added a new floorplan called the Spruce and they still have the other floorplans they were selling in Central Park West.  Currently KB has paired homes available at 23rd and Central Park.  There are still 2 available and the cool thing about these is they have a little private park that is just for the 10 KB homes in that area to enjoy.  Of course you’re on Central Park so the busy street may turn some people off.  Note that the paired homes at this location do NOT have the basement as an option.

In addition to the paired homes at 23rd/Central Park KB is also building out at Bluff Lake.  There they have one Cypress model that will be deliverable in March 2013.  It is priced in the mid $200k’s , does not have a basement, selections have been made so buyer can’t pick finishes and it has 3 beds/2.5 bathrooms.   Let me know if you want more info on what is included with this one.  It may be a good option for someone looking to get into Stapleton sooner rather than later.   In addition to that model there are 7 other available paired homes in Bluff Lake that are available and for July/August 2013 closing.  If you checked these out in the Central Park West neighborhood of Stapleton you’ll notice that in Bluff Lake they made the courtyards/green space between them larger which is nice.  In general once people make all their selections these paired home units are selling for the high $200k’s without the basement option and the very low $300k’s with the basement.  Several good things to mention that are going on in Bluff Lake.  First, a new elementary school is going to be built there and it should be open by the 2014 school year.  Walk your kids to school right around the corner!  Second, Forest City is completing the first phase of the park on 26th Avenue where it intersects with Fulton.  This will provide owners in Bluff Lake another park to walk to.  To learn more about that park click here.

KB will be joining the other builders as they move North of I-70 to Stapleton’s next neighborhood, Conservatory Green, early in 2013.  KB will not be building paired homes, it will return to building single family homes and they’ll have all new floor plans which will be exciting.  Keep an eye out for more info on that as it becomes avaialable.
