Ah, the beginning of November and the official start of the holiday season is here. With Christmas trees popping up around the community in time for the Thanksgiving holiday and local food bank fundraisers in full effect, the feeling of coming together with our families and communities is at full peak. Don’t forget that tonight is also the yearly Night at the Museum, when museums throughout the city open their doors for FREE from 5pm to 10pm, complete with a complimentary shuttle. What a fun and amazing city we live in! 

Now onto the latest in real estate in Central Park… 

With mortgage rates hovering the mid 6% range and lenders introducing more flexible loan programs, buyers have more financing options than earlier in the year. Combined with approachable home prices, first-time home buyers are taking the leap and are looking at building equity with smaller single-family homes and townhomes. Those seeking to upgrade have been more decerning and that means that the updated, move-in ready homes with great locations and outdoor spaces are the first to go quickly as we move into the winter months. 

What does that mean as a seller? Listen to your agent in terms of updates that are cost effective and will present your home in the best way possible. Also, the comps tell the best story based on finishes and location so be realistic on pricing.
