Before we dive into this week’s residential market update, let’s take a moment to celebrate the vibrant commercial heartbeat that makes Central Park such an exceptional place to live. Our neighborhood blends small-town charm with urban sophistication, thanks to dynamic destinations like the 29th Ave Town Center, the ever-eclectic Stanley Marketplace, the expansive Northfield Shopping District, the boutique Shops at Beeler, and the Eastbridge Town Center. Together, these hubs bring an incredible mix of local flavor, style, and community energy to our doorstep.

This week was especially exciting for Central Park foodies and locals alike — we welcomed a new restaurant to the 29th Ave Town Center, raised a glass to the one-year anniversary of a nearby cidery, and got the inside scoop on a highly anticipated new concept coming soon to the Stanley Marketplace. Each of these milestones adds another layer to the neighborhood’s ever-evolving culinary and cultural scene. For all the delicious details, check out the featured posts below:

  • Lady Nomada. The buzz is real around Central Park’s newest Baja-inspired restaurant at the 29th Avenue Town Center — and for good reason. The moment you step inside, you’re greeted with vibrant coastal energy: fresh, flavorful dishes, craft cocktails, and a stylish outdoor space complete with fire pits, cacti, and bocce courts that invite you to linger.
  • Vanishing West Ciders. Owned by Central Park residents, and located a few blocks south of the Stanley Marketplace, this taphouse serves delicious craft ciders and gluten-free snacks including “Cowboy Nachos” and buttermilk cornbread muffins. Check out their events calendar for upcoming “Sip n’ Paint,” trivia, bingo, and live music nights!
  • Molino Chido, is a Mexico City-inspired taqueria coming to the Stanley Marketplace. Tortillas will be milled and made from scratch on site! Stay tuned for a Central Park Scoop post all about it later this week!

Now on to the residential real estate this week…

The Central Park market is showing somewhat stronger pricing and fewer days on market than the broader Denver market, but both are experiencing year-over-year value decline and longer listing times. Take a look at the following stats showing how Central Park compares to the broader Denver market:

Central Park
o The average price of homes sold in Central Park in the past month is
$822,862.
o Average days on market for sold homes in Central Park over the past
month is 31 days.

Denver — recent stats for comparison
o The average price of homes sold in Denver in the past month is
$764,940
o Average days on market for sold homes in Denver over the past month
is 51 days.

This suggests a nuanced environment here in Central Park: homes are still commanding solid value, but the market has certainly cooled. For buyers: You have choice, and you’re in a good position to compare homes across segments, pick the features you care about most, and negotiate! For sellers: It remains important to price strategically and highlight upgrades and differentiators—because with this range of inventory, homes that stand out tend to perform better. In a neighborhood offering everything from starter units to premium homes, the homes with the clearest value proposition are more likely to attract serious interest. Here’s a look at all the listings in the neighborhood:
