One quick “PSA” before we jump into the real estate. Remember that massive hail storm in 2024 that ruined a lot of roofs around Central Park? It was actually on May 30th, 2024, which is kind of important. Next Saturday is the two year anniversary of that storm. If you think your home may have been damaged and you haven’t filed an insurance claim you may want to do that before the two year anniversary. Under Contract Homes This Week
There were 14 homes that went under contract in Central Park in the last week. Of the 14, 10 went under contract in the first week! Buyer activity is solid right now, which is common in spring. The key for sellers right now is having the home presented well and pricing it realistically to start. Buyers are active, but they’re also selective since they have more options than they did in past markets. There are now 96 total active listings in the neighborhood. Inventory is holding pretty steady lately, with market absorbing roughly as many homes as hit the market. (shown above in the # this week – 16 new homes hit the market and 14 went under contract)
