New & Coming Soon Listings
We have 23 new and coming soon listings this past week, a sure sign that the spring market continues to buzz. Our team at Focus has been working hard prepping some great new listings that will debut in the coming weeks—and we can’t wait to share them with you!
Under Contract Homes
Just as we’re seeing more homes hit the market, we’re also seeing more go under contract. In the past 7 days, buyers and their agents put 14 homes under contract in Central Park.
Three of those 14 homes went under contract within the first week of being listed, which is encouraging for sellers! Buyers, agents, and lenders are finding ways to leverage seller concessions to buy down interest rates, helping buyers land a monthly payment they’re comfortable with. This is useful info for sellers too—offering a rate buy-down can increase your odds of getting an offer and avoiding a stale listing.
Sold Homes
We had 21 homes close this past week in the neighborhood—up from 17 just two weeks ago. Looking at those 21 sales, the average days on market was 18.2, and the median was 9. That’s a solid week for 80238! Closed prices ranged from $549,000 to $1,481,525.
All Active Central Park Listings
There are 93 active listings in Central Park right now—up 20 from the 73 we had just two weeks ago. Spring market is heating up!
