Three Story Homes Available in Bluff Lake!

Have you heard about the three story homes series David Weekley Homes has available in the Bluff Lake neighborhood of Stapleton?  The series is known as the “Peak” collection.  I think these are a great value for someone looking to build a new detached single family home South of I-70 in Stapleton, where options for new homes are very limited.

The brand new series in Bluff Lake has 4  floor plans; the Antora Peak, the Dolores Peak, The Bennett Peak and the Fishers Peak.  Click here for a map of the area showing you which ones are sold, which ones are available now and which ones are coming soon.

The plans all have about 2,100 sf on the main two levels (larger than what they are building in Conservatory Green) base priced in the low to mid $400k’s.  What’s very unique about these plans are the optional third levels I mentioned above (similar to Parkwood Homes) as well as optional 2nd or 3rd level sundecks!  The third level with sundeck would be great for entertaining, as an office, as a man cave or a playroom for the kids!  You can add the 3rd level, the large sundeck, finish the basement and select nice finishes for about $540k – $550k!  If you do all that the home will be close to 3,500 finished sf.  To me that’s a great value compared to a lot of what I see on the resale market as well as the other new build options available.  The model home is not open yet so click here for all four floor plans as well as base pricing.

Here are a few other things I like about this collection in Bluff Lake.  All four of the floor plans are wide open on the main level.  The lots aren’t big (in fact they are pretty tight) but you are across from Bouquet Park, Isabella Bird (which will have a large playground) is right around the corner and Bluff Lake is also just across the street.  I think this may appeal to physicians and otehr medical staff at Fitzsimons who want access to open spaces but don’t have time to maintain a lawn.  As far as walkability and connectedness to the community, I think this area is on the upswing.  There is a light rail stop coming just north of the Fitzsimons campus, the nearby East Bridge town center sounds like it’s finally going to pop (King Soopers plus 7-10 retail tenants around it), the land just to the East of these lots across Moline is zoned commercial and I’m very hopeful the Stanley Aviation redevelopment will occur which will bring some very in demand retail services to the area.  (For info on the Stanley Aviation project click here)  (There are no guaranties on any of these projects so don’t buy a lot specifically because of these factors!  They are all in the works but things can change.)

Check out Lot # 6 that faces West.  I think the view from the 3rd level sun deck over the Isabella Bird school yard would be amazing!  (Again, I have to cover myself and say views aren’t guaranteed but if you go look at the lot and the school yard across the street you’ll see what I mean.)

So that’s the scoop on what David Weekley has available in Bluff Lake.  I think these lots will get gobbled up quickly, especially since those who work at Fitzsimmons Medical Campus could be to work in less than 5 minutes!
