Boulder Creek Builders currently offers low maintenance ranch style patio homes in Stapleton.  Ranch homes can be tough to come by in the area so they serve a much needed niche.  In this post I’ll give you an update on what Boulder Creek is building now in Stapleton and what they’re up to in the near future.  If this isn’t exactly what you’re looking for here are updates on what all the Stapleton builders have to offer.  I’ve also created a cheat sheet you can use to scan all the new build Stapleton options quickly & zone in on the builders that serve the price range and criteria that you’re seeking.

Boulder Creek has two series planned for Stapleton, their existing “Possibilities” collection of single family homes and their up-coming “Wee Cottages” series. Let’s cover each separately below.

“Possibilities” Collection:

The Possibilities collection is their single family ranch style home that they’ve been building in Stapleton for a few years.

Their main target market is anyone wanting a low maintenance, “lock and leave” lifestyle ranch home with great finishes.  I’m finding that doctors,  frequent travelers and grandparents who want to be close to their grandkids are all liking the floor plans.

The homes have  a relatively high HOA compared to other Stapleton homes (roughly  $125 to $250 per month (depending on where you build, Bluff Lake or Beeler Park) between the master and the sub HOA fees) but that is because the HOA covers much more than most other HOAs in the neighborhood.  The exterior including the roof, most of your insurance, water, sewer, trash, landscaping & more all covered so you can truly leave town for months at a time and have nothing to worry about!

There are 4 floor plans in the series and they range in sf from roughly 1,370 – 1,570 but that doesn’t include the optional finished basements!  With the finished basements you’ll be in the 2,200 – 2,800 finished sf range.  The plans all have 2 bedrooms on the main level, including the master bedroom.  The finished basements can add 2 more bedrooms so each plan can be up to 4 bedrooms if that’s what the buyer wants.

There is a model home that is open and available for tours in Conservatory Green.  The model is located at 8133 E 49th Pl Denver, CO 80238.  You can also see renderings, floor plans and virtual tours here.

Boulder Creek Builders is building these Possibilities homes in two distinct areas of Stapleton, Bluff Lake (South of I-70 located in Aurora) or Beeler Park (North of I-70 just to the West of the Rocky Mountain Arsenal National Wildlife Refuge).

Bluff Lake:

The Boulder Creek Builder Possibilities homes in Bluff Lake are selling really well.  Last I heard they had sold 11 homes and they weren’t available for very long.  That area does have a lot going for it including close access to the Fitzsimons Medical Campus, new Fitzsimons light rail stop (under construction), new $11MM Moorhead Recreation Center (under construction), new 25 acre park (under construction) and the new $30MM Stanley Marketplace (under construction but opening businesses now).  This area is booming as you can see!

The Possibilities homes in this area will be in the low $500k’s.  The HOA on homes in this series in Bluff Lake will be $125 per month.  In this area the HOA will cover landscaping, snow removal, and exterior paint.

The potential downside to this area for some buyers will be the homes are located in Aurora which means it’s located in a school district that is not as highly a rated as the Denver based Stapleton schools.  There are plans to improve the ratings underway but it’s early in those plans and I think the school ratings will turn off some buyers.

Beeler Park:

If you like the homes but you want to be in the Denver public schools Boulder Creek will also be building this series in the Beeler Park area of Stapleton.  This new area will have lots that become available early in 2017 so jump on the interest list now if you want to have a good chance at the best lots.

The homes in Beeler Park will cost more than the ones in Bluff Lake, in my opinion largely because of the school district issue I referenced earlier.  If the other builders are any indication, the homes in Beeler Park will be roughly 10% higher than the ones in Bluff Lake.  So expect them to be in the mid $500k’s and we’ll know for sure when the pricing comes out in early 2017.

“Wee Cottages” Collection:

The Wee Cottages are going to be Boulder Creek Builders next collection in Stapleton.  They are anticipated to come out in Summer of 2017 in Beeler Park.  I don’t have much information on these at this time.  They should be smaller, around 1,100 sf , two story and of course much less expensive because of the size.  THere will also be a community house for homeowners of cottages to reserve for parties or guests.

More to come on these as soon as they release more information.
