The kids are back in school, the Broncos won last night (preseason, but a win’s a win), and we have a beautiful mild weather weekend to look forward to. What a privilege it is to live in Colorado. But wait! What if you don’t live here? What if your family is stuck in New England with no way out! Never fear! This week’s post is all about moving on up….
New Stapleton Listings This Week
10 new resale listings popped up this week. Considering Stapleton also had 10 go under contract – we’re feeling pretty balanced. With the market cooling off just a bit, it’s a great time to think about upgrading.
1. Moving the parents to Colorado. Check out this better than new Boulder Creek ranch in Willow Park East! They can enjoy the lock-and-leave lifestyle, while still having all the square footage (over 3000…) they could want – including tons of playspace and bedrooms for the grandkids (hint hint) for less than the cost of new construction. You even get a corner lot flanked by parks! Maybe the parents will forgive you for that whole crashing the car incident….
2. Renting woes. You’ve lived all over town and you’re tired of paying crazy Denver rents for tiny square footage. I hear you! Paired homes are perfect for singles, roommates, couples and young families alike. You get loads of space and a small yard – often without an additional HOA. 5544 Wabash St is a great example with over 2200 finished square feet, a nice patio/side yard and plenty of natural light for $475,000!
3. Surprise! Your family is about to be a party of 5! Time to move on up to a 4 bedroom!
7902 49th Place is the perfect family home with 3 bedrooms up, an office on the main level and a bedroom, den, family room and wet bar in the custom basement! Icing on the cake? Western views all over the house, a quiet side yard and an amazingly walkable location! What if you need all 4 bedrooms on the same floor, a basketball court and have a little extra budget? How about this Parkwood Chesapeake in Conservatory Green (and then call me so we can go see it together!)? Joanna Gaines would feel right at home in this beautiful house!

Under Contract Stapleton Homes This Week
10 Stapleton homes went Under Contract last week with those under $650k spending about 1-2 weeks on the market. Homes above $800k are not moving as quickly as they did in early summer, and we would expect that to continue to be a bit sluggish as families are busy with back-to-school activities.
Sold Stapleton Homes This Week
9 Stapleton homes closed over the past week and we saw an interesting data point… These homes came in at about 96% of list price and only 2 of the 9 sold for list price (the other 7 were all below list). We know that buyer demand tapered a bit in late June/early July, and these numbers reflect that fact, but we’ll keep an eye on this indicator as we move into the slower Autumn season to see if list prices keep up.

Mid/High $500s – Thrive Home Builders with main floor master plan in Central Park West.
Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one is a good fit for someone with patience; it won’t hit the market until Fall with a late 2017 possession date for the buyer.
