This weekend is already February!  If a real estate move in Central Park is in the cards for you this Spring it’s time to start planning. 

Even if you aren’t making a move this year, in this this latest version of “Focus on Central Park” we’ll update you on 5% interest rates, the status of the market, our buyer needs list and as always, we’ll show you the latest listings, under contract deals and sold homes from the last week in the neighborhood!

Interest rates are in the upper 5% range now!  (Time to refinance, consolidate some pricey debt or make that home purchase you put off?) There are 18 new & coming soon listings in Central Park this week.  That’s a nice little pop of new listings after some really slow inventory periods in January and late 2025.

There were 7 homes that went under contract in Central Park in the last week.  

How is the real estate market these days?

In our quest to always be learning, we recently gathered the following statistics/take-aways from Megan Aller with First American Title Denver.  (She’s a local stats guru we love!)  These statistics jive with what our team is experiencing in the market, so we wanted to share them here.  We kept it to just a few key stats, but see her Facebook page above if you want to dive deep!

Market Statistics & Take-Aways:

  • Price appreciation is predicted to be pretty flat this year and we’re not anticipating a big jump in price appreciation, which is good because it gives a chance for affordability and income to catch up. 
  • Historically for the last 3-4 years, the hottest weeks of the year have been from the end of Feb up until Mid-April. 
  • Activity is picking up earlier than usual and the spring market appears to be starting early

  • Showing activity is up 26.6% year over year
  • Months supply of inventory is now ~2.2 months, putting us back in seller market territory
  • Average price reduction right now is ~6.7% or roughly $50K, not small $10K adjustments
  • Target is ~2 showings per property per week right now
  • ~18 showings with no offer means you are not in your target price range (this is the current number of showings before going under contract). 
  • Median days on market dropped quickly from ~65 to 54 to 44 days week over week
  • Average seller concession is ~ $13,000 in 80238 it was $12,000

There are now 62 total active listings in the neighborhood.  You can see them all in the link above.  This is still a relatively low level of inventory, providing a pretty nice balance of power between buyer and seller.
