This Week in Stapleton Real Estate

Thanks for taking the time out of your busy summer to check out our weekly Stapleton real estate update!  This week we have 47 total resale listings with nearly half of those listed under $600,000!  There’s something for just about everyone this week – and you can review them all, plus the under contract and sold listings from around the neighborhood, right here!

New Stapleton Listings This Week

8 new resale homes came on the market this week, and if you are looking for a single family home under $600k – you’ve hit the jackpot!  Of these 8 listings, 7 are single-family homes with 3-4 bedrooms and 3-4 baths and 6 of the listings are South of I-70.  Be sure to check out our Wonderland Cimarron listing at 5052 Uinta St – listed for $559,000.  At $202.90, this home boasts the lowest price per square foot of any of the new listings, is the newest of this week’s batch (built in 2014!) and is the largest with 4bd/4ba in 2755 finished square feet!  You can also check out a totally renovated courtyard home at 2666 Akron St (just across from Westerly Creek Elementary, walking distance to Stanley) this Saturday from 1-3pm.  I’ll be hosting the open house – so come say hi and check out this move-in ready, perfectly located home listed at $455,000!

Have a little more room in the budget and want to make a house truly your style?  Check out Joe’s post on Infinity Homes in Beeler Park.  They’ve released all new collections for this neighborhood, and even have a handful of homes available that will be complete before the end of the year!  If you’ve liked Infinity’s modern, luxurious style in the past – you’re in for a treat with these new collections.  Keep in mind that other builders, including Thrive, Wonderland, Parkwood, David Weekley, KB and Creekstone, have new homes ready for move-in before the end of the year too!  We’ll be posting more updates soon – but in the meantime, feel free to reach out to us for more information!

Under Contract Stapleton Homes This Week

16 Stapleton homes went Under Contract last week with about half of those spending less than a week on the market and a couple selling within hours of listing.  Every price point was represented – from a $170k income-qualified condo to a $1.46M Urban Estate and everything in between.  As expected, mid-June is the busiest time of year for Stapleton real estate – which means you’ll find some of the best inventory too.  We’ll continue to see homes moving quickly through the end of June with listings tapering off a bit in July/August.

Sold Stapleton Homes This Week

7 Stapleton homes closed over the past week, with an average price of $457k and average price per finished square foot at $268 for market rate (not income qualified) homes.  Price per square foot doesn’t give you the complete story (finishes can vary dramatically), but it can be a helpful tool when comparing properties with similar finishes or the same builder.  If you’re considering selling, this is just one of many data points we use to determine a price that will maximize your proceeds.  More importantly (if you’re considering selling), be sure to take advantage of the prime selling season we’re currently in!

All Stapleton Active Resale Listings

There are currently 47 active resale listings in Stapleton and about half of these are under $600k.  As homes at this price point tend to go quickly, expect this list to change significantly next week.  So…if you see something you love – make sure you get out there for a showing ASAP (and feel free to give us a call!)  If you’re curious or just starting to think about buying – check out the 6 open houses this Saturday – and be sure to stop by 2666 Akron from 1-3pm!

– Under $325k, anywhere in Stapleton, 2+ beds (not part of the affordable housing program)

– $800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.

Sellers Coming Soon…

– Low $600k’s – Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This one is a good fit for someone with patience; it won’t hit the market until Fall with a late 2017 possession date for the buyer.
