It’s Friday morning, time for our weekly update on the Stapleton Real Estate market! There’s a ton to talk about this week, including some great new listings, some Facebook Live videos from a few builder “spec” homes, open house alerts, the latest stats on the Denver market & last but not least details on the “dusty boot” tour Parkwood is hosting Monday at their much anticipated “Painted Ladies” model home. Wheh…that is a lot. Let’s jump in.
Before we get into the new listings for the week I wanted to show you those Facebook Live videos of a few spec homes the builders have available. I want to show you them because they’re great “hidden inventory” opportunities that most buyers aren’t aware of, but I have another reason too. These FB Live videos were shot by Ashley Faller and Lisa Palladino, two wonderful agents who have joined us at Focus Real Estate & will be part of the Stapleton Scoop going forward. This week 14 new listings hit the Stapleton market. You can see those in the link above. I’m very excited about our new listing on Kingston so I’ll give you some details on that one below.

This week there were 14 homes that went under contract in the Stapleton market. Of those 14, 7 of them were under contract in less than a week! To me this shows we’ve entered the part of the year where the summer vacations have wrapped up, school is rolling and people are back out and making their moves. There were 11 Stapleton homes that sold and closed this last week. You can peruse those in the link above. Home buyers have a few more Stapleton homes to choose from than they’re used to, as there are currently 61 homes to choose from. That’s still low overall but at least in most price ranges buyers will have a few options.
